Do you need planning permission for a glazed escape window on a pitche

I live in a conservation area, in a leasehold maisonette above a shop, my apartment and the shop make up the entire building.
Looking into it, because I’m in a flat and because I’m in a conservation area, I need planning permission to put a roof window above a windowless bathroom. My roof is butterfly style or a ‘London roof’, so it can not be seen by anyone unless they are flying above. Is it possible to install a glazed escape hatch instead? Would that avoid planning permission?

Sorry, I cannot answer your question but wondered why you wanted a solution that doesn't require planning permission?

In my experience, I do think the planners try to work with the applicant and look at each case individually. Surely if the roof cannot be seen unless as you dscribe you may have more options. Have you spoken to the Planners? In our area you can submit a type of "pre plan plan" before submitting your formal plan. Might be worth looking into.

I am trying to avoid the time and cost that planning permission would add. Most people wouldn’t need planning permission for a standard roof window, it would come under permitted development.
I would accept paying the planning permission fee of around £250 but the application form is aimed at full extensions and I need to provide as many drawings and as much information as if I were doing an extension, which could cost me around £800/1000 to get done.
I was hoping there was a work-around that people in the know might use.
My council does offer a pre planning service but that’s also very expensive and needs just as many drawings as pp. You can’t just talk to someone about it as they don’t answer the phone.

I have built-in closets under the eaves of an American Bungalow style house in three bedrooms. They measure about 6'x 4', and my son even has a bed in one that is slightly larger, but the ceiling height is between about 2 1/2 and just barely 5 feet, so they aren't as efficient as they can be. In the master, I moved the rod to the back wall (it used to be only the depth of a hanger from the door) and down to a height to hang shirts and jackets, a little over 3' up, and this freed up the two existing short rods on the sides that are set about 4 plus feet up from the floor--long enough for most dresses, skirts and suits and such. This sort of U shaped arrangement works pretty well and the corners are for boxed out of season clothes and a short revolving (sort of a wire Lazy Susan) shoe rack.

Hi Cynthia 1. agreed ... although I would just raise the small concern that this will be a large master bedroom which we hope will be impressive and attractive on any future sale. Therefore we would like to avoid as far as possible, anything which makes one end of the room look a bit unusual (i.e. one obscured window not matching other clear windows). I am hoping we can come up with some internal (or possibly even external) design idea to mitigate the actual difference in window glass. One idea has been to use folding plantation shutters for example and to have the top 1/3 of windows (above the 1.7m threshold) as openable. However given the windows are dormer, the top 1/3 has the sloping roof, so cannot fit in plantation shutters around the top 1/3. 2. agreed again ... but again for future use by other occupants, it may seem strange to have a room with only obscured glass (or at least the main window pane up to 1.7m). Wondering if there are any design ideas which can make it look more like a normal room even though 3/4 of the window pane will be obscured. 3. that could be possible, I was thinking it would be a problem since the size matched (as usually I've seen the staircase window when stained glass being of a totally independent size and shape and therefore one does not even expect it to match, as it is unique in every way). However, here it is not only the same size and shape but also part of a horizontal row of windows, so I would think maybe the eye would expect matching styles across the plane? Would love to see a photo of exterior of a house where one of the windows in a row of similar sized windows is stained, if anyone can share? 4. The last window will continue to have regular glass as is it part of existing (pre-renovation) house and in any case (although difficult to see from drawing) set back from the 3 new windows by about 2m (you can see a flat roof in front of it). Therefore less of a need to imagine it would match as it is on a slightly different plane to the other three. Will definitely consider Solatubes for the study room ... hoping this is not another planning authority approval issue!

This is what I just sent as mentioned in above comments ^ I think after a lot of deliberation I am going to tone back my design quite a lot and hopefully build a glass conservatory out in the side return after doing the rest of the the renovations inside the back of the house. This is what I would like to do to begin with: With the intension of doing this after the the above is done: Im just trying to find out from a structural point of view if would I need to add a new steel RSJ in above where the current window opening is in order to put in the french windows, or bottom sliding Bi-folds in, and also find out if I have to move the boiler to make this design comply with building regs? If the answer is yes. Then I think I would bite the bullet and move the boiler and put a bigger opening in here to make something more like this: With a the possibility of adding something like this after the main works had been done: I would like the have a glass and steel conservatory sit on a steel conservatory base that is placed on concrete pads.
