Where can I reposition utility and downstairs loo to?

I am buying this house. It has a utility and downstairs loo right at the back of the kitchen, stopping you be able to look out the back of the kitchen onto the garden. Is there a way I can keep a downstairs utility and downstairs toilet by positioning them somewhere else so I can have window (or bifolds if we extend sideways). At very least the plan is to knock through the breaks fast room and kitchen. If possible would like not to have to extend sideways due to finances and also I really like the second reception room with the doors that look out onto the garden. Thanks so much for your help. In an ideal world I’d like to put a downstairs shower room in too, in prep for elderly parents living with us, but that might be asking too much haha.

Anything is possible at a price. Main issue will plumbing and soil pipe. Upstairs layout might be informative. At a guess your loo looks like it might have once been accessed from outside or washroom area. Budget option would be to move the utility to in front of the loo and enlarge the existing utility window after taking out the internal walls.

Are you open to squaring off the back of the kitchen?

A non-budget option would be to put the WC and utility in the breakfast room, and putting in some seating in the kitchen (the old WC could become a little seating/reading nook by the window):

Hello folks! I haven't disappeared, just had whooping cough (yes, seriously!) with a garnish of gastric flu and torn muscles from coughing fits. So that has severely impeded our efforts (hubby's had it too, and it lasts around 3mths so we're not out of the woods yet!) with our new house (which I now describe as semi-derelict before we bought it) and so had no time/mental energy to properly get updated on what's been happening with you guys. Truth be told, I've started reading a few times & either got interrupted (mummy-ness) or fallen asleep, without finishing. I've missed this, but u guys, esp Monica & RoRo have been in my thoughts. Where to start?! I think I've taken in all that's happened in this thread since I went AWOL but might have missed some finer points. Monica, I'm so sorry to hear what u'v been through, with the RTA & the cowboy tiling / wallpapering on top! (& work always picks worst times to intensify - I just started on a Task Force this week, when shd really still be on sick leave). I mean, a marker?! Seriously?! Isn't it common knowledge / common sense to use a lightly applied pencil? Sounds like u r doing best thing by looking at it as a learning experience. Still, he deserves an honest review somewhere. Anyway, onwards and upwards, I'll look at the lounge link when I've finished this post. BTW I LOVE your artwork. Vivacious, bright and deep - is there an insight there? ;-) And RoRo, wow you've got a lot on your plate! We've been so frustrated with being held back on our projects by health, but u have taken on a bigger scale of project altogether, sounds like it's verging on municipal! U guys inspire me. :-) Thinking of starting a thread on our living room, it's the most 'civilised' room of the house so far, but I didn't take the north-facing position into account when I decided on a colour scheme of turquoise, grey and lime. (Doh!) So far I've made some headway on a concept I'm excited by, but it needs some tweaking so it doesn't feel 'cold' with the blue tone of the natural light. Are you up for sharing some of your thoughts on this??? Hope so. :-)

Hi Missy, Have you thought about having a shower fitted instead of a bath in the en-suite? Showers can be a lot more space-saving and economical done right. Plus, the technology's come a long way, giving you just as luxurious an experience as you'd have in the bath with options like rain jets, cascade (waterfall-like), lights, aromatherapy and speakers to play music through. What kind of style are you going for in the en-suite? The above are all quite contemporary but we have some traditional bell-shaped rain showers as well. I know, I hate having a horrible garden! Ah,thank you 😊 I must admit I’m avoiding the garden atm, it’s a slug fest, my husband has to frisk the dog every time she comes in as she’s brought in a couple on her coat 🤢 Ah ok, I’m not sure of the shortest projection, I know 650 is easy to get, but if you went for a 450 deep sink by whatever wide that should be do’able. Another option is the loo in the corner and have them both on the same wall, should gain 130mm standing room (?]. Can the mop not stay in the hall or do you want that storage for coats etc? (or can you buy folding mops??) 😂 it will be nice to have something pretty at the end of the hall I agree although it is a very nice vanity! hmmm, you’ve actually caught me mid decor 😂 The stairs are being painted next week and adding a runner (or saving for), new lights on order, looking for new bench etc as will move that one elsewhere

Hi Paula, Personally I would put it off the utility room. Its not idea to have to walk through the utility, but it would be a better option than having it off the kitchen or playroom. you can design utility rooms extremely nicely these days with closed storage etc, so it doesnt have to feel like you are walking through a laundry. You could always swap the location of the utility and study as well, so you walk through the study to get to the WC and utility? -Xenas Interiors

tim_baker - thanks so much for your advice. Here is the upstairs floor plan…

FYI - there is a chimney breast that runs between bedroom 3 and 4 and all the way downstairs and is between the breakfast room and kitchen. Will be taking it out upstairs first (obviously). Upstairs the plan is to make the bathroom bigger by knocking down the wall in between the bathroom and bedroom 4 and nicking a bit of bedroom 4. Then we would knock bedroom 3 and 4 through to make a bigger room (the current owners made all small rooms upstairs buy putting up walls to create more bedrooms. We would rather fewer bigger bedrooms and bathroom on the first floor).

HU-924…. Thanks so much for your comments and sketches. Such great ideas! Actually - the floor plan is a bit wrong- it doesn’t kick out like that at the back with the downstairs loo. It’s straight accross at the back… see photo of back of house and how I have ammended floor plan

This is a beautiful property! I'd consider working with a good architect to leverage its full potential.

With such a lovely backyard, the back part of the house seems to be prime real estate.

It's also a good idea to expand the first-floor bathroom and merge bedrooms 3 and 4 together. Bedroom 5 would be a good candidate for a bathroom as well, but that would be a big project.

HU-9241…. This is genius!!! Thanks so much. So much food for thought there. This seems like it could be possible without having to extend sideways and is such a good use of space. And if we did decide (somehow had enough money!) to do the extension all the way across then there would be more space for it. Love this suggestion, thanks so so much!

HU - thanks also re upstairs. The back part of the house is exactly what I was thinking. And love idea of making front tiny bedroom a bathroom too. Was thinking it would be a large wardrobe for now just due to money but in the future - I hadn’t thought of making the back bedroom en-suite to the existing bathroom… and making another bathroom at the front as you say. Fab! Thanks x

Before you spend too much money check the quality of the white coloured building. It might be considerably poorer than the main house. Budget permitting I'd be inclined to extend/rebuild it full width creating a sort of internal courtyard with views from 3 rooms and maintaining a view from your dining room across the courtyard, through the new extension and on into the garden.
