It's all about 'borrowing' views and designing accordingly. The neighbours tree has a TPO so unless it dies, it will stay!

Hello Rosie, Okaaay..... THAT boy needs a hobby and it "ain't" you! Here's what you could do in a subtle way that doesn't necessarily say. "I know what you did this summer" How about a sudden love of a very big flower arrangement... Can be fabulous faux! That way, you can remain aloof and he can jolly well go and get a book and learn something. Better not be floristry.. :))

Here in Oregon, we refer to a den as more of a manly, comfy room. Part office, part tv room. The family room is like a living room but with a tv. A living room is generally more formal and used for casual conversation. For a house that doesn't have a family and living room both, the words are interchangeable though, which can get confusing for people used to more formal living. We are fairly informal around here. I would assume drywall is like plasterboard. When houses are built, the framing goes in, filled with insulation on exterior walls, then all of the studs get covered with big sheets of drywall that then gets all the seems "taped" and smoothed and then texture is sprayed over it all, then paint. Drywall isn't used in all rooms, there is a special kind called green board used in bathrooms, which is mold resistant. Cement board is also used on any walls or floors where tile is being applied, like bathrooms or kitchens, which is also mold resistant. I am loving this subject! It's so fun to see what people all over the world call different things.

That looks like a great idea, actually if we kept bathroom the same (it's already been newly done) and left the external wall into the cupboardy bit the same/no need for re-enforced beams and have washer/dryer stacked in the cupboard space, all we would need is the support between kitchen and living room which would work out much cheaper than I think my initial model would be (and possibly a little more practical too, and possibly more value) Here is a bit of a prototype of the size of the space we'd have to play with, I think it would be big enough for our needs (not massive amount of worktop space which is something we'd hoped for, but really I think it's enough) and also some space to fit a small table and 4 chairs in front of french doors and means not having to rip out whole of bathroom downstairs. I think I may take some advice from temple274 too, and instead of building whole bathroom upstairs and trying to readjust windows, I'll just make a small ensuite in top right corner of bedroom 2. I've seen little porthole windows you can get, but equally like temple274 says all I'd really need is adequate ventilation. All in all I think this new plan is better and more cost saving than the original!! I knew coming here would be a good idea! Thanks all x

I personally prefer that light and table option, the light adds a lot of warmth with the table and I prefer the design which sits well with the art although both are lovely. Have you looked at the mad men rug in concrete jungle (which has brown tones on my screen!)? The hydrangea might also be nice in blush? There are lots of brass ornaments around ATM for the table or bookcase too
