Small 2 bed semi loft conversion?

Hi, we have a small 90s 2 bed semi and keep thinking about whether we could or should extend into the loft. I think it has the 'W' trusses which I've read are a problem? Our main queries are 1) Where would the stairs into the loft go? and 2. Could we fit an en-suite in somehow- is it better for this to go above the current bathroom due to pipes etc? I don't feel it's worth it if we don't add an en-suite.

We'd get a dormer to the rear of the house above the bigger bedroom so I know more space can be created that way. Anybody have any advice or ideas on a loft floorplan? Thank you

HI there - have others in your street done the same? Always worth checking that out and asking some local roof conversion teams on their views as it will be helpful for your decision making.

In terms of staircase you may need to take some space from bedroom 2 to allow for a return on the landing area. And then with the ensuite - yes above the bathroom means less costs and simplifies everything but that would work. You can position the bed to the other end and use the remaining space for storage/cupboards etc.

What’s the pitch of your roof like - you’d need to consider where the highest point of the roof is for the stairs to come up into.

Hello. How about keeping the part of the kitchen that looks over the back garden as a utility room?Then use a combination of the rest of the kitchen, dining room and a squared of sun room to become the new kitchen/ diner. The sun room name gives me the clue that this may well be the best spot in the house so this should be part of where you spend most of your time, the new kitchen. The front door stays where it is but is made more of a feature with a nice porch. Having a kitchen diner that goes from the front to the back of the house (ie with utility room) takes away having to turn the house around. Your other reception rooms will seem small by comparison but you really will spend the majority of your time in this new space.

You've got some tricky dimensions to work with there. So before you go ahead with a design, you may wish to contact one of the Concept planner's on here, who will help you see where to put things, work out the walk room needed around objects and help iron out the flaws before you build. Karen at OnePlan comes highly recommended on here. There are a few points to look out for as I see it. The width that you have left over from Bathroom wall to outside wall of 2887 isn't that long. A bog standard king size bed is usually just over 200cm with the covers and may be more. That wall also, isn't particularly wide, therefore, if you wanted bedside tables, it could be tricky to use that space. So, putting the bed on the back wall, which will probably look nicest has other problems. Easier to show in diagrams ( hopefully ). I can't see how big the nib is at the top where i've put a couple of Chests of Drawers . I know we couldn't manage without them. I feel the large window is too big, and if you're going to put wardrobes on that wall, then you need to make sure the window isn't to large and that you leave a big enough gap either side for not just the wardrobes, but also for any window coverings. You don't want to be pushing curtains in to wardrobe doors and not having enough room for poles. I'd make the bathroom a little smaller to get better walk room in the bedroom. Unfortunately, Architects rarely think about furniture placement, I personally think it's paramount in considering the sizes of walls, windows and how to live in a space. However, i've done many a build in my time, so I know the pitfalls. Concept planners will help you with all of these problems.

I was one of the original poster. Eventually in our case, building control wouldn't allow this - they originally OKd the plans, but then wouldn't allow the removal of the ceiling from the box room. There was a "galleries" approval that we explored but they weren't having that either.

Next door have had a room put in but they don’t have an en suite as far as i know, and I believe the stairs into the room come from the rear bedroom but arent actually walled off so you have to go into the bedroom to get into the loft. the eaves are at the front and back rather than the sides (don’t know the technical terms for roofing!) if that makes a difference?! I imagine we wouldn’t get a dormer approved for the front otherwise i was thinking the stairs could run straight into the end of the front bedroom and have a turn into the loft at the front. I’m so intrigued as to what we could end up with but just don’t want to spend more than it’d be worth if we were to sell.

Hi Kay!

It depends on the head room and there are a few unknowns here so you'll need more info to really make a decision on. Potentially you could shave a bit off the front bedroom to add a stair in above the existing stair. Then you might be able to make an ensuite above your current bathroom and have a dormer extension to the rear.
