Comments (19)Although I think that a hall is less efficient I still think that it is important for privacy. I also think it will help resale. I would keep the bedroom the same size as it is and make the shower room bigger by extending into the living room. This will make this side of the reception room smaller and potentially make the chimney breast look unbalanced so I would move the kitchen to this side of the room. I think that a kitchen and bathroom will eat up most of your budget and you will still have to buy some furniture, flooring, blinds and lights so don't get carried away with taking down all of the walls....See More2 bed ex local flat to 3/4 bed flat?
Comments (24)Thank you for sharing Kate. We are aware and know that any final plans will have to work with existing service points. Hopefully, we will pull together one or two floor plans to share with a building contractor who is well versed in ex-local reno before sharing our application with the councils planning team. I did read on our council website that they have two teams - one that deals with planning and another that you can seek advice from before putting in an application. Comments (9)We did a similar conversion and I am sooooo glad that we did the kitchen/living at the back leading out to the garden. For that floor size I would try and do a master bed with ensuite, a small single and a double. Comments (5)Hi Graham, Ah, that was confusing but makes more sense in terms of the existing floor plan layout. I still think you should have enough space to get a door directly into Bedroom 2 rather than into a small corridor. but you might have to have an angled wall to the dressing room to make it work for a standard-size internal door. What did you think about making the master bedroom smaller to give more room to the 3rd bedroom on that floor? It looks like your current extension plan adds a good total amount of space and especially on the ground floor. But it seems a shame that you end up with several bedrooms on the small side. Were there any restrictions which meant you couldn’t utilise more of the ground floor footprint on the upper floor levels? I would have thought that enlarging the existing rooms into the extension, or using the extension for the master bedroom suite would make the most of both the extra space and natural light. Maximising the possible size of each floor plan would improve the value for money on a multilayer extension like this and natural light could still be brought into the middle of every floor with a lightwell. But there may be restrictions which might make this not practical in this case.
