Comments (12)Stating that there is a ceiling price suggests you are doing up to sell not because your family needs more bedrooms. Check that a three bed is going to be worth more because wherever you put it other rooms will be compromised. If you are looking to maximise profit then you need to look at who is likely to buy it. If it is a good rental proposition you will likely need two bathrooms, if it is for an older person then you probably need to make it low maintenance including the garden, if it is for a family you likely need to increase both the bedrooms and the living accommodation....See MoreRoom configuration 2 bed flat into 3 bed flat
Comments (16)I agree with Jonathan, you probably aren't going to get everything you want. My plan leaving the shower room and swapping the kitchen and bathroom is good. It leaves you a good sized bathroom for three beds, and a separate shower room. We all prefer our own plans and I like mine because i've used every inch possible. Plus, I only knocked down one small wall down between kitchen and living and put one wall up to make two bedrooms at the front. The master gets a nice big window with a private patio....nice feature. It also utilises the side entrance as a pantry gaining space in the kitchen. However, as Jonathan says either of the plans with no extension will leave an undersized living / kitchen / dining area. Thus an extension is necessary, but even that's pushing it. The budget just isn't going to stretch to all of the work in one go. I'm guessing you can just about do all the internals, which requires a new kitchen and bathroom, neither of which you could go mad on. Some of the rooms need better windows as you pointed out. It would still leave the undersized space at the rear, which would require an extension at some point, but the bulk of the work would be done. Either way, it's a very tight budget, it's an old house, and stuff crops up in those all the time that you don't expect. Comments (71)Hi Everyone, I hope you are doing well wherever you are but I bet everyone's busy at this time of the year. I have been a busy bee myself and learned how to use Homestyler but I must say it's a painful and slow process. I have been obsessed with the floor plan of the small flat for the past week as the time has come to finalize it with the new team. We'll be around 2 months behind the plan which is fine. So I made the decision to not have a loft in the small flat because the floorplan I chose seems to work well with loads of storage. Please excuse some of the furniture such as the kitchen and the colour of the large cabinet, they will be white but Homestyler is quite limited so I had to chose from whatever they had in store. Let me know what you think of the floor plan please. I'm happy with it so far. I'll send you links to short panoramic videos Honestlyler created which was a godsend as that'd exactly what I wanted to see, at least approximately how my flat would look like.
