How much does an extension costs?

I am looking to find the approximate cost of a rear extension of the house. This would help us in budgeting and thanks in advance.

Details: Planned ground floor extension would be 3 meters and the width of the house would be 6.2 meters. Looking to add a large kitchen, dining area, a store, and a bath.

It’s going to cost roughly £40k to build, and then the cost of the kitchen and the bath. This varies across the country

Separately that extension won’t be big enough to be a big kitchen/ diner plus a store plus a bathroom

Thank you, Jonathan, the location would be in London. The property currently has a mid-sized kitchen and decent-sized dining, hope this additional area will help us build a better one. We were looking for an approximate cost of the extension before planning our budget. Thank you again for the comment and feedback.

Hi Martin, it wasn't full wrap-around. We extended 6sqm into the side, and then just added 0.6m to the entire length at the back. We retain one of the side walls to try to save money. However, in the end we went with someone recommended by a friend and it was a disaster as he under-quoted to get the job. In the end we spent nearly £65 including £3.5K on higher-spec flooring and £16K on a higher-spec kitchen. So, doing the maths, I'd say £47K was about right for the rest of the work minus kitchen and flooring. Hope that helps!

Hi, thanks for your response. In answer to your question, I am not a tradesman but am quite handy when it comes to DIY. I am happy to do all the finishing work, decorating, boarding out etc if required. I can install the bathroom suite and kitchen units. I have done plumbing previously. The room sizes are as follows: BATHROOM 6' 4" x 6' 3" (1.93m x 1.91m) LOUNGE 13' into bay x 10' 11" (3.96m x 3.33m) DINING ROOM 12' 1" x 11' (3.68m x 3.35m) GROUND FLOOR BEDROOM THREE/3RD RECEPTION 9' 4" x 8' 6" (2.84m x 2.59m) KITCHEN 8' 9" plus 3' 6" recess x 6' 6" (2.67m x 1.98m) BEDROOM ONE (with dormer) 15' 6" x 10' 11" (4.72m x 3.33m) BEDROOM TWO 12' 9" x 9' 4" (3.89m x 2.84m)

Whether you’ve been in your home 12 months or 12 years there will always come a time when you need more space. It might be for a new member of the family, a bigger kitchen so you can finally host Christmas or maybe you just need a sound proof room where your son can practice with his band mates. Whilst the idea of it might put people off, building an extension is one of the most popular home improvements homeowners undertake. It’s the perfect way to add some much needed extra space (and value) without having to move house. Moving house costs money, there are agent fees, stamp duty, legal fees not to mention the endless scrolling through Zoopla or Right Move plus having to deal with estate agents who have the perfect comb over and unnaturally white teeth. There’s also the premium you might pay for that desired extra bed room or bigger kitchen diner. For the same price you might well find that you can build a decent extension, adding both space and value to your existing property in the process. How much does an extension cost? This is probably the first question you’ll ask before deciding to take on an extension project. As with any new build the cost of your extension will come down to a number of factors, including size, specification, the number of storeys and location. A large bedroom with a couple of windows isn’t going to cost as much as a large kitchen with folding patio doors – glazing is expensive! A single-storey extension will cost roughly the following: Basic quality: £1,000 to £1,680/m² Good quality: £1,680 to £1,920/m² Excellent quality: £1,920 to £2,160/m² And the cost of a two-storey extension will cost roughly: Basic quality: £1,320 to £1620/m² Good quality: £1,700 to £2,000/m² Excellent quality: £1,800 to £2,500/m² or more. A two-storey extension will not cost much more per m2 because, aside from the extra interior fixtures and finishes, you are only adding walls and floor joists — a roof and foundations are required whether your extension is single or two storey. VAT is zero-rated on new build in domestic properties including self builds, but this does not include extensions. If you are renovating or extending a property that you can prove has been empty for 2 years or more, it will be treated as a conversion and therefore be charged at the reduced rate of 5%. The VAT concessions are only available via a VAT registered contractor. What should I consider before extending? Any shared walls You don’t want to burn any bridges with your neighbours by knocking down one of their walls. If you’re planning any building work that will affect a shared wall between you and your neighbours, then you’ll need to be clued up on the Party Wall act. If your extension involves building or digging foundations within the 3m of the boundary, party wall or party wall structure, or digging foundations within 6m of a boundary the work will require you to comply with this act. Easy Access Most extensions will require large materials so you will need to factor in how trucks, lorries and deliveries will reach the property and unload large items. Is there space for your builders to park and to leave their equipment and tools? Insurance Your current insurance might not cover the building works so it’s important to notify them beforehand. You don’t want to start a project without sufficient insurance cover and your existing policy may not cover any works undertaken as part of an extension project. You wouldn’t walk around a building site without a hard hat would you? Burdens on your boiler Will your existing boiler be able to cope with the extra demands of the new extension? Replacing the boiler is an option but you might want to avoid this additional cost and consider alternatives such as underfloor heating. Other considerations Your neighbours (not just your neighbour) Soil conditions on the site Surrounding trees Rights of way Any history of flooding It might seem like a daunting task but with the right planning and the right builders an extension will definitely feel like the right move once it’s finished. ‘Extension’ is our middle name here at Balma Building Services (we don’t use it as we like alliteration) so give us a call and let us handle your home improvements. Garden design fees depend on what you are looking for, size of garden, complexity of garden and whether you want an outline plan and/or planting plan. £120 is not what I would charge as a professional garden designer. Im in Yorkshire. I’ve just completed an extension 3m x 6m including kitchen dining room knockthrough, installation of the kitchen (but not the cost of the kitchen itself), a downstairs loo and utility ’cupboard’. The cost included the doors/windows (include bifold doors), roofing roofing, plumbing etc as well as separating out the existing living dining area to make a separate living space. It didn’t include fitting the flooring which ran through the new extension into the hall. I was quoted £75k - the most expensive of the three quotes i had but not by much. Costs round here are crazy but i was really happy with the builders and their work and I’m very happy with the results,

For what it’s worth, i spent £20k on the kitchen, appliances and flooring and a further £3k on decorating (all of downstairs and the stairs and landing).

I had 5 x 3m extension plans (an infill across back of kitchen so need 2 steels) flat roof no roof lights, no bifolds etc just a double glazed window finished to plaster quotes inc VAT £55-£75 most were in the upper bracket I'm southern England coastal if that helps, based on conversations with structural engineer local I'd worked on £2.5k per sqm but these were coming in at £4K ++
