Water coming in from outside, internal crack

There is water steadily seaping through the bedroom wall upstairs (front of house). there is an internal crack which has appeared and becoming slightly longer, we haven’t noticed any further cracking or worsening. The outside is slightly cracked but not in areas as such where water is coming through. The outside is pebble dash, there are boarders around our windows and for some decoration I think across the house where it seems to retain water. In the downstairs just below our front bedroom there is a small stain.

As you look at the house the water coming in is the right of the top window.

Thanks will do! Although I guess this won’t be the reason for the internal crack? just not sure!

Debris such as leaves and moss can build up in guttering causing water to overflow down the wall. There are people who will clear out gutterings (my window cleaner does it).

Hi this definitely looks like damp. Be wary of getting 'damp specialists' out to assess it. They will undoubtedly suggest all the plaster is hacked off up to one metre, the wall injected and then replastered. You may find you have to do this in the end up but it is worth taking time to investigate. Do you know if the wall has previously been injected? If so you may find that the damp proof course has been breached. We had this problem in a previous home. If you take the skirting board off, see how far down the plaster goes. If it is down to the subfloor the water could be wicking up the wall. Damp stain and blocker paints are a waste of your time and money btw ,they only mask the problem temporarily.

No water from cold water (header) tank

looks like you have an air lock on the pipe system. you need to place a hose on the cold tap to the basin and run it to a cold the main supply that is not on the gravity feed , should be the kitchen sink. turn on the basin tap fully and then turn on the tap to the sink. The high pressure cold feed should force water back into the pipes pushing the air lock back towards the tank and allow water to flow. Make sure you have a secure connection over the taps to prevent the hose pulling off.

As a civil engineer, they just look like settlement cracks, and look very fine Was building works passed by structural engineer, lintels sized correctly? However if you are worried, you can easily purchase and fit a few crack monitors over areas which are causing grievances But in my earnest opinion, I wouldn't worry in the slightest as settlement cracks are normal and can open and close due to temperature fluctuations also

Water softener vs Water conditioner? Any thoughts?

Most water softeners are a retro installation so I can't see any reason why a softener can't be installed with the only compromise being the location and many modern softeners are more compact than the older softeners. I wouldn't let not being left any plans for the plumbing deter you (but i'd still get them as they're your property) as a competant plumber should be able to figure out how your hot and cold pipework is run, its not rocket science. Get a quote from a few plumbers and then send the bill to your builders and plumber with a threat of a CCJ and see if that spurs them on to send you all the plans (inc plumbing and wiring) for your property as they've breached the agreed contract you had with them. Never heard of these conditioners, but you know that water softeners work and they actually make a difference. Looking on line at the differences did highlight that 'conditioned water won’t permanently stay conditioned. It will quite quickly return to an unconditioned state. Thank you! i’ll look into that. it it’s not immediately obvious when looking out as it’s raining but worth me looking closer i’m sure. wonder of that’s the case that it then caused the crack
