Comments (50)Lol AMW. There's about 15cm from top of window to ceiling & the walls are cement blocks (so no recess space). The tiled 'secret' drawer compartment looks pretty cool though. I've got a cabinet being made in oak which will have to be sufficient for my daughter. The only thing I haven't decided on yet is the punter colour material to go with my java marble tile. Comments (22)This is def looking like more than £150k. £200k is more conservative estkmate. Be careful re: planning laws, you are often able to extend up to 50% more (volume) but you have to take into account existing extensions. So I think workshop in garden would focus the extension on areas you need within the house and not use up % of floor plan unnecessarily. Larger single storey (with velux), smaller extension upstairs would allow light downstairs and prob be more acceptable to neighbours and planning. Moving bathroom is expensive but if you keep kitchen, utility, soil pipe to one side it will create efficiencies. There is a wish list and then practicalities from planning permission and budget perspective which will need professional input. Comments (24)Unless this flat is to be a family home - or you're planning to throw lavish dinner parties, I would seriously consider how much storage you actually need, and perhaps start from what you need, rather than how much you can fit in. The ideas of a u shaped kitchen and a sliding door to the living room I think will optimise your space, and I'm thinking a sideboard in the living room would store your table crockery and cutlery, again reducing what needs to be in the kitchen. Looks like a lovely flat - hope you really enjoy doing it. Comments (2)I'm not sure what is important to you but would you consider having a big kitchen diner? If so, I would knock through from the kitchen into the reception room to give you more kitchen space and a lovely social area, and then for your living room space, I would use the upstairs reception room. Somewhere you can retreat to! If you're worried that your bedrooms will be too close to the main room and if you don't feel that you would have many people over to enjoy your outside terrace then you could make the upstairs reception room your master bedroom, and the top left bedroom your living room as it is on the same level as the kitchen/diner. Then ultimately the bottom left bedroom could be made into a stunning guest bedroom and make use of the fireplace alcove by using it as a boarder for a large piece of artwork opposite the bed (If that's what you'd like) If you'd like any more planning or design advice, don't hesitate to let me know!
