Velux advice for rear extension

Hi, we are just starting a north facing rear extension and I'm having doubts over the velux choice. See attached plan. Due to a loft conversion on ours and our neighbours house we are pretty much shaded over the house. Can anyone recommend the optimum size and placement of velux please? The roof will be pitched.

We will also have 5.5m sliding doors.

If the shade is cast by the buildings then I don't think a larger rooflight (I was going to suggest a roof lantern) will make that much difference. How light is it at midday? I would stick with the three velux's that are shown on the plan. I do know that rooflights suppy about 1.5 times the amount of light provided by a standard window. If the extension is north facing how often will you use the bifold doors?

Front: Renew the windows to the main house. Put in some metal frame units. Change the colour. Try Velfac. They do a unit which is timber on the inside. Break up the garage wall with some planting/ shrubs. Possibly more planting around the border of the garden. The flat roof part of the house isn't great - may be add a pitch... Rear: New windows to the main house. I agree extension right across or 2 new extensions that match with a courtyard between with new doors from house. Again, break the elevation/site lines with some additional planting. Pitched roof over the flat roof would definately help here.

it's not a massive amount of work, but needs to be done properly. I haven't seen the site so it's hard to say if £3.5k is a lot. The amount of light they bring into the existing part of the house will also depend on how much of the wall above the opening remains - ie how high your ceilings are in the existing house and if you have a joist/beam running below this height or concealed within it.

I guess you can never have too much space with 4 children, I can imagine how I would use the existing living room and dining room :-). Few questions - is that an opening from the existing dining room to extension? what is the dotted line section on bottom left of extension next to kitchen? are you having an island? I'm not sure about having all the kitchen units down the left hand of the wall, 10m is a long way to walk to get some from one cupboard. I think its better to have kitchen 'contained' in a section of extension, then you can create a zone for living and dining space.
