How can I make bedroom 3 bigger

last month

i feally want to but this house but bedroom 3 is too small . Bedroom one is very big and can be made smaller but the black box in the door way is a chimney breast . can anyone advise how to make bedroom 3 bigger . thanks

ive added the image of the ground floor also so you can see if load bearing .

You can move walls but you will be limited by the windows. The plan makes it look like a semi with wide windows suggesting you can’t change the window size (because there is nothing worse than mismatched semi detached houses), and so the amount you can move walls is very limited.

Charlotte, from a buyer’s point of view, if the house has 3 bedrooms and a big bathroom, sounds better than a 3 bedroom house with a small bathroom. So we recommend you go for the big bathroom with a separate shower and bath. Bathrooms and kitchens are first thing a buyer notices and are definitely worth the investment. So a dormer loft conversion costs the same as a side extension? It sounds like you'll be getting more space for the side extension for the same amount of money then. Have you had a look at other bungalows down your road or area that have had extensions vs no extensions and see what they have sold for, then you can see if it's worth it but who knows what the market will be like in a couple of years time. In terms of appealing to more when selling, people probably would prefer bedrooms upstairs but if bedrooms are larger and downstairs is huge it will be more attractive to buyers ( I think ) especially if there is a large family. Lots of new builds have a bedroom downstairs so it's not unusual plus families considering a bungalow won't be looking for the norm in terms of layout so 2 bedrooms downstairs is fine. You can also ask your estate agent that sold you the bungalow, get their thoughts on what is attractive to buyers, I'm sure they'll be helpful in case you'll use them in the future :-).

Hi Thanks everyone for taking the time to reply. Definitely food for thought! I've not got photos of the roof at the moment but we are going for a second viewing on Saturday so I'll take some then. In the meantime I've attached some of the pictures from the listing. Our favourite parts of the house are the original bits - the kitchen and lounge so I think opening up between the kitchen and lounge to create a kitchen/diner living space as Steph initially suggested would be good if its possible to remove the wall?! I think there would then be space for the dining room to be divided to provide a hall with perhaps utility storage adjacent to the bathroom and the extra bedroom we need. I've had a play around with the existing floorplan and come up with this - any comments (glaring obvious things I've missed!) would be so helpful. Once again, thanks!! Entrance Garden Dining room

If I was selling, I’d leave as It is and let the buyer decide what the want rather than spending time and money plumbing. If renting I think I’d leave as it is. How big is the smallest room? Are people likely to see the house as 3 bed+ office. If there’s 4 good size bedrooms I think an en-suite would be more desirable. It depends on your market really!

Can you go into the attic? Using room 3 for the extra flight of stairs and would slso make a nice bright landing.

Apologies for my spelling errors !!! yes it is a semi and i was considering putting nicer smaller windows in , but i didn't even consider that it would need to match next doors !!! 😭 the attic is probably too expensive at this stage . there is a garage next to bedroom 3 so i have considered doing an extension but have read somewhere that if it is a single garage extension then its not worth it !?!?

I agree that if you add a narrow side extension you gain a small space but you can then knock that into the original house. In your case the stair bulkhead may be problematic but you could still make bedroom 3 bigger

£15-20k based on size (although there are many other factors that influence costs).
