Comments (4)Thanks I've chosen a wallpaper for behind the bed it's a grey shimmer colour. It's called Aquarius Dove Grey (see attached). I was planning to paint the walls in a warm grey colour like Dulux's just walnut. Bedding will be white with a mink throw and cushions to tie in with curtains I already have. They look brown photo but it's mink shimmer. I have a mink shaggy rug, and I've purchased some mirrored bed side cabinets. Comments (25)Hi, I live in a Victorian house too with a bay - and had a similar dilemma. Someone on a forum recommended a company in Wales (I think!) that make lovely iron curtain poles - so that’s what we did, and we’ve never looked back!! The company have a (basic) website - it explains how to measure (you have to do several measurements which they then use to ensure a perfect fit!). The pole arrived as one solid piece that was bent at all the right places. We chose a gorgeous white with simple small white balls as the finals. You can choose different thicknesses of pole too. It’s attached to the wall with 3 fittings - one in the middle and one at each end. In theory we could have just two wide curtains on it, but in reality we chose to hang 4 curtains - one on each end and one in each corner to pull across the back. We went for white as we didn’t want the heavy look of the black poles - our house had those when we moved in and we wanted something a bit different and more neutral. We hung light white curtains to start with but currently have a heavy dark grey velvet. Both looked great with the pole as it’s very unobtrusive. I can’t remember the cost but I do remember it being cheaper than I was expecting - more than Ikea (!!) but less than John Lewis - and it’s totally bespoke and one one solid pole. Comments (9)I think if you research resale values you will find adding an extra bedroom will add value but how much will depend on the compromises made. Personally I think that the chimney dividing the second bedroom is too big a compromise and would be asking for estate agents if you will recoup your renovation budget if the bedroom is divided. If it were me I would build a case to present to the freeholder: Get your structural engineer to write a letter that explains that a building that has had underpinning now has stronger foundations than the original and should not be a concern. The letter should also mention that steel is stronger than the original brick and your work is covered by insurance. You should also get something in writing from your preferred builder that explains the timescales - knocking out a wall and putting in a steel can be done much more quickly than people think. It sounds like you could also help your case by agreeing to inform the buildings insurers, paying any required extra premiums, offer an incentive that you could organise (although not necessarily pay for) additional building repairs while the builders are in. Separately I would not consider living through the work- this property is not big enough to find somewhere to escape to. You should move your furniture out and give your builders the freedom to get it done quickly- this will likely make it cheaper and offset the costs of moving out...See Moremariaed
