Floor Plan

We have a big down stair bath room, and we are planning to split it into 3 rooms (down stair loo, utility room & storage room). Need some pointer what is the best free 3D room layout software that I can download to design the new room. Many thanks,

For simplicirty and ease of use I would recommend Zplan which I believe offer a free 30 day trial but are only £15.00 per month cancel anytime. Good Luck

Try http://www.sketchup.com/ - it's incredibly simple to use and there's a community library of common furniture from IKEA et al. All for free!

Hello, my previous flat was very similar except your bedroom at the back was the kitchen and your kitchen was a dining room. The main problem with the current layout is when you have very young children and you’re in the kitchen preparing food, you can’t keep and eye on the children or talk to them whilst multi-tasking. If you don’t mind me asking, are all 3 bedrooms currently occupied? If not and only 2 are occupied, I would use the back bedroom as a dining room and can also be used for the kids to play. When you come to sell, depending on how many children you have then, you could always carve up the living room to make a very small bedroom on the left. These flats are great when there are only 2 people, it just gets a bit challenging when the family expands. Also you don’t want to spend too much money renovating if you are going to sell in the future.

Rinked, I also considered that, but the table and chairs would block access to the back garden. The front extension would significantly block most of the south-facing light in the living area, the back double doors, are north-facing so they don't bring in any light. So while I agree that you need some sort of entrance into the home, The front extension is a mistake in my opinion. In regards to the comment of keeping the passage, yes it's good to have, however, soo many people who live in terrace houses don't have that option and I don't see that as a significant issue.

The green is garden, the grey squiggle are the walls i was intending to take down. These two walls are not load bearing. I did have a plan but due to the electricity cupboard which was assessed to be ok in the bathroom now I am told thats not allowed. Need a bathroom not just WC as I cant get an ensuite upstairs without huge cost/ planning permissions and i need a wet shower room(already have a family bath upstairs) The floors can come but this is a very tight budget project so as close to were existing water pipes is more cost effective. @rinked
