As a concept planner, looking at this i would ask for lots and lots more info on how many people live there - ages of any children (ie do they need supervision or not ) - garden facing N?E? S? W ? Etc How far off extension as might be better to delay kitchen improvement till this built. Any party walls - window placements etc etc It's great to get some creative ideas going at the moment ! When you are in, and can measure properly, then you can ramp it up a notch ! I'd start by booking a 'walk around' with a competent builder if I were you . Ask which walls can go - which can stay - which doors can easily be moved etc . Comments (9)Thanks for your advice. I haven't actually looked on the government's ppw. The floor is probably quite a bit higher inside the property, and the opening could well be lower than 1.7 (more than likely exactly 1.7m!!) My gripe is the fact that once opened it encroaches into my area, which I would like to 'develop', and an open window would prevent me from doing this. Then there's the security issue - quite a dark space, and we've already had one recent incident where thieves breaking in to neighbouring houses, crossed gardens and then used my alleyway to escape....See Morevery narrow house plans
Comments (14)You might also speak the the planning office of the borough council for an outline of what might get through planning. I suspect you will have to provide parking which will inform how close to the road you can build. You will likely have height restrictions meaning any second floor rooms might have a sloped ceilings in part of it. You might also think about your budget as (assuming building on this particular plot isn’t more expensive) it will cost £220k. Ask yourself it is possible and worth doing. Comments (10)How about putting the cinema room where the office and WC were planned? Then add in WC on right (where cinema sofa was planned for) and then have a study space on the left - creating an open hallway between study and WC through to the extension? Study would have to be more of a cupboard really - desk with shelves above, with doors that can close at the end of the day to hide all the mess - more of a homework/computer station than a proper home office. Think you've got to decide whether you want a proper office or a cinema room, as walking through cinema room would be a negative for me. Or is there enough space in current dining room to section off the left side of it for hallway to extension and leave enough space on the right for cinema (or study and shower/WC)?...See MoreRosie Quinn
