To replace/repair, clad or render???

Hi all, I'm new to the site and looking for some advice regarding the front aspect of my property. I have a mock tudor look to the front that is now in a poor state of repair, wooden panels are rotting and water has got behind the render in places (not for the first time). Furthermore, the family bathroom enclosed at the front (behind the window in the image) always feels cold and draughty. I need some inspiration!!

What direction does your house face? How old is your bathroom and are you considering renovating it? I would try and keep what is there and repair it if possible. If you could insulate behind new inset panels that might improve your cold bathroom. Consider updating the window too whilst you are at it. I am in favour of keeping the appearance as is but with new panels.

@Isla Cherry thank you for your comments. 😊The current bathroom has been in approx 10 years. The front of the house faces North West. The mock tudor appearance looks outdated and there are other houses nearby without this look, but I accept that you’re in favour of keeping the look.

We are renovating the external look of our home to remove the existing pebble dash and replace with a white render and slate cladding combination. Our only dilemma is whether or not we replace the existing roof tiles with slates. This has been costed as an additional £6k, an amount we could use elsewhere in the project. My question is does anyone have any example images of slate render on the walls along with concrete tiles on the roof? Thanks.

£800,000 in debt after making sure they had taken all the money they could no doubt. The Dyes could easily solve your letterbox and sealed unit issue if they were interested in doing the right thing, as they only place these orders with another company in Lithuania, who are still the same supplier for Hatches. Fyntons/Hatches are basically selling on the contract for significant profit...if they ordered those parts again for you it would cost them next to nothing. Being a Covid issue is absolute nonsense...every other business involved in building and renovation is booming since Covid. And how strange to set up an identical business right in the middle of lockdown! Saw an opportunity to run with the money and start again.

We went for it - the photo is a little further up the feed before we had the drive done and painted the hanging tiles to match. We get lots of comments from passers by that they love it but i'd still love to get it rendered so they really pop rather that it be so dark.

You could consider matching the existing white render to whatever is used on your new extension. If you chose timber cladding, I could suggest something lighter, maybe a larch/Douglas fir/oak(/Marley board as suggested - as budget allows) with a protective UV oil coating (most people do not like the weathered timber look). You could then wrap this cladding over the existing area of white render across the corner and wrapping the garage also. This would give a very modern look that ties the house together, and given the area of the garage is actually fairly small (once the garage door is discounted) the cost would be minimal. If you are set of replacing the windows, ensure you pain the garage door the same colour. This is a really cheap change but again will help tie all together. However, for the cheapest option, just using white render on the extension, will also work. This negates the requirement to over-clad perfectly serviceable finishes on the rest of the house. N.B. Any changes to the front of the house may require a re-submission to the council for amendments.

It's really ironic that a poster in the last couple of days has had it rendered and if you read the latest posts you will see how removing it would look. I am not massively in favour of keeping it but it does suit the house and has a nice amount of weathering. I love the herringbone tiles too. If you are going to renovate your bathroom or if you could increase the window size that might dictate what you do with your frontage.

I would suggest you repair and replace as it suits the building and I presume this is part of a development all in a similar style. North facing rooms are difficult to heat so replacing the window and installing insulation are the best options here.

@siobhanmcgee90, thank you for your comments 😊 there is a real a mix of houses with and without a mock tudor look. The houses directly opposite for example were never built in the mock Tudor look whereas my neighbour on the same side does. Others have converted to an all render approach and taken the wooden boards down. If I’m honest I’d love to clad the front in some sort of wood effect but it’s hard to picture how it would look.

I think the small window will look strange with tender or cladding. The attached trail from another active dilemma shows a house similar to yours which has been rendered. I think the mock Tudor looks much better. https://www.houzz.co.uk/discussions/6443632/desperate-for-advice-to-fix-front-of-house

@siobhanmcgee90, thank you for the link. That’s really interesting to see. I agree with you that the rendered finish without any boards does not look as good as with the boards especially with the small window opening.
