That looks like a great idea, actually if we kept bathroom the same (it's already been newly done) and left the external wall into the cupboardy bit the same/no need for re-enforced beams and have washer/dryer stacked in the cupboard space, all we would need is the support between kitchen and living room which would work out much cheaper than I think my initial model would be (and possibly a little more practical too, and possibly more value) Here is a bit of a prototype of the size of the space we'd have to play with, I think it would be big enough for our needs (not massive amount of worktop space which is something we'd hoped for, but really I think it's enough) and also some space to fit a small table and 4 chairs in front of french doors and means not having to rip out whole of bathroom downstairs. I think I may take some advice from temple274 too, and instead of building whole bathroom upstairs and trying to readjust windows, I'll just make a small ensuite in top right corner of bedroom 2. I've seen little porthole windows you can get, but equally like temple274 says all I'd really need is adequate ventilation. Comments (36)Karen, to be honest with you, you do not really need the council's approval (or Lawful Develpment Certificate). As long as you are absolutely sure that what you are doing is within PD, you can just go ahead. The LDC is for future buyers, and can be gained retrospectively. I didn't wait for it on either of my projects - by the time it came from Lambeth I had basically finished the outside of the loft. It is absolutely critical that if you do this, you make sure your plans are compliant though...with loft conversions that is mainly making sure that you do not exceed the maximum additional volume measurements, and that the dormer is set back 20cm from the edge of the original roof. Do make sure your builder is on top of the necessary building control notifications and inspections though - this takes much more effort, and is nothing to do with planning, and absolutely compulsory. Everything from the specification of windows,through insulation depth required, to position of plug sockets is controlled and needs to be correct. Comments (25)I am at work so no photos at the moment [will take some later] but we had it boxed in by builder next to the bathtub [we have a shower over bathtub]. It is 90cm x 85cm. We have a washer dryer and then 3 shelves from ikea algot range for stacking laundry baskets, loo roll and the like - our ceilings are high - 2.6m. We also keep ironing board and iron in there. Our electrician signed off everything and I think our bathroom is a bit bigger than yours - 2.2m x 2.6m. The utility cupboard is on the long wall see attached plan. It looks a bit like the photo below but instead of hanging space we have shelves We painted the doors same colour as walls and we have a roof light plus higher ceilings so it doesn't feel small at all. All our tatt is in the cupboard or sink vanity unit so the bathroom is much tidier than an average bathroom. Comments (34)This might sound a bit oddball but how about a vintage tall corner cabinet for storing towels, bottles, etc. Just think that if you went with a small cabinet you’d have the same issues that you’re having now. There are lots of styles which you can pick up second hand for next to nothing and you could paint or varnish to how you want (this is just an example: https://www.ebay.co.uk/itm/Rustic-Tall-Corner-Cabinet-Shabby-Chic/253999560281?hash=item3b238db659:g:dasAAOSwRhFbo1mG ). I initially thought of wallpaper but think it will look too busy all over, how about getting a sample and putting into a frame for artwork. I saw this pattern (see pics) and thought it would look great with your decor, thinks it’s called Flying ducks by Mulberry. Also added a pic with idea for mirror over the sink.
