Help! Ideas for layout

We've in the process of buying our new home and are trying to find fresh ideas on how the layout can be changed. The house is a upside down living. Our first thoughts are to knock through the kitchen into the dining room to create a more open living space. What's your thoughts?

You have a fair amount of bathrooms/toilets so maybe consider using one of them to add storage in another area

Hi congrats on impending purchase ! looking at your upside down home - this is what I would suggest - subject to survey to ensure walls can be removed where shown ! Just an idea to open it out a little and make all ( bar no. 5) ensuite bedrooms ...

Thanks for your input. We already have a bid from a local plumbing company and the existing waste pipes etc. are running right behind the wall where the proposed toilet is placed on the plan, and they think they can hook up wastewater and soilwaste right there and it will not be a major problem. The issue is that this company did not solve the venting issue and we are not so pleased with their design..In addition, they were very high in their bid. So we are looking for another company to work with us on this.....What do you think?

This is a generous space for a kitchen, although without having a floorpan showing door positions etc. it if difficult to provide a definitive answer. I would suggest considering including a designated laundry cupboard to house the washing machine and tumble drier, in addition to any other items such as ironing board and vacuum. The It should also be possible to accommodate an island if this something you would be keen on. Hi Coopz, I feel your frustration. There are so many options and so many directions this could go. It is completely natural you are struggling with a layout. We as trained architectural designers often struggle with the layouts. It is not your job to come up with a solution. It is a task of your hired professional. Focus on identifying your pain points. Make a list of what works and what doesn't. Think about how you use the space and where it is serving you well and where it is not. This should not be a copy and paste job but a good tailored design that satisfy needs of your family for now and considers your needs in the future. You will need to hire professional to solve these problems. Hiring an architectural designer with specialist skills may sound like and extravagance, but we have the vital knowledge and information required to assess the space you live in and maximise the potential of your home. With the right person, you will get out a lot more than you pay for in fees. They will add tones of value and they will also help you to allocate budget correctly. Does this work? I’ve assumed here that the Bathroom is existing and shouldn’t be touched and that on the left exterior wall you were going to partially block up an existing window. The new wall marked A can be placed wherever you want to split the bedrooms as equally as you wish.

Hi guys, thanks for this . We're excited to get going.That's a good thought on making them all un suite . A different pair of eyes is always good to have to see the obvious. Once we've moved in we'll have a better understanding of what can be moved... we do like the open plan kitchen layout. We want to squeeze in a small walk in wardrobe area too. Thank you for the info on the professional design. I'll probably look into this there's lots to do and want to make sure it's done right. To maximise all areas to their best.

Hi - perhaps look at incorporating the laundry and large bathroom into bedroom 3 to make a large master suite with dressing room and en suite and move Laundry to another spot ?!
