Victorian terrace family room

Okay, I need your help Houzz'ers!! I want to knock my kitchen and dining room through in my Victorian terrace to create a kitchen, dining area and lounge area. Does anyone have any ideas how I go about it ?

Also, I want to take out the original stove in the kitchen !!

Check its not a supporting wall to begin with.

Agree with Adam. You will need to know what strength Reinforced Steel Joist to set into the wall which will support the back of the house once the supporting wall between the l room and kitchen is removed. Structural Engineer can calculate this for you or for your architect/tech drawer. Its not a difficult job, but needs a builder who knows what he/she is doing and looking at the date of your post, bear in mind if you are in London/SE there is a building boom going on currently and good builders are very difficult to come by (especially for relatively small jobs, which they would consider this to be). I'd get a technical drawer on it, who will have contacts with structural engineers/builders, and can add in some design thoughts you may not have considered. Consider the floor heights between rooms (are they the same, they look it?) this will have implications on floor cost. Also, if you're going to get a builder to do this work, consider if you can afford for them to remove the sloping lean-to roof at the back of the kitchen there, to heighten that part of the ceiling (put in a shallower angled roof, (will need special roof tiles if less than 20 degrees angle) or a flat one (careful) or create a pitch like like a gable end, add patio/sliding/bifold doors on that end wall (budget permitting) - will make ALL the difference to sense of space and light and you won't need to remove the chimney brest. Reconsider taking out the stove /chimney brest (probably need the space right?) Its, unique, authentic, original and will be an amazing feature when you have finished the room. Good luck

We have just extended our house in exactly the same way but our dining room is at the front, kitchen in the middle and lounge at the back. Our ground floor is now opened up right through from front to back with pocket doors to section off the dining room. We are on a main road so it made more sense to have the lounge where it's more private/quiet. We didn't add the toilet, like in your plan, as our space is 3.2m wide but if we had more space would defo of added one. Layout works perfectly for us. Kitchen is now the heart of the home and we now use every each of the space, instead of the old dining room being a thoroughfare that never got used. Perfect layout if you have kids and need 360 views of them. The main things to consider, I feel, are the position of the boiler and boiler flue, adequate lighting for the kitchen as might be darker after the extension. Get as much light (natural and artificial) into the kitchen as you can and also consider adequate ventilation for the kitchen: we chose a very powerful extractor to minimise smells/steam/mould from cooking, and chose electrically operated skylights for the extension. We also chose Quiet Mark appliances to minimise noises form the kitchen.

Removing existing pine floorboards, installing plywood and re-installing old pine floorboards would be very unpractical and you would end up with an old pine floor. Then of course you need to sand it, fill the gaps and finish the pine boards. It will be time consuming and expensive. Unless you really like the style of old pine floorboards, I think you should go for a new floor. You can chose between a variety of different styles, colour and materials. If want to go for parquet I suggest to use small herringbone or like 90x360mm or similar as longer planks will look too big in small spaces. Parquet is available in engineered wood, laminate and LVT and prices varies but start from as little as £15 sqm for laminate. Alternatively you may want to look at planks again in laminate, LVT or engineered wood with prices starting again at around £15 sqm. LVT is probably the most durable solution but the subfloor i.e. your old pine boards must be very flat and sound. Engineered wood and laminate both herringbone/chevron and planks can be installed either glued down to your existing floor or over an underlay. Both installation method will take care of draught. Consider lighter tones and the same material throughout if possible. hope this helps

I have consulted a builder who said there will be no problems opening up the wall as long as there is a rsj installed
