Need help on a bungalow renovation

Hi
We need ideas please .... We need to renovate this old bungalow, 1st of all it only has 2 very small bedrooms and we need 3, therefore a loft conversion could be a good idea.
We would like to extend the back of the bungalow to encorporate a living, dining kitchen.
The property needs a new roof, windows, and either re rendering or new brick laid to the outer skin.
It needs rewiring, connecting to gas, etc etc etc
Oh and by the way it is in a green belt area!!
If you need any more photos or info please let me know.

Hi there, Have you talked to an architect yet? Are you able to go up at all?

We are hoping to go up and out at the back. We have an architect coming to have a look next week.

I think the interior of the rooms can be brightened/tweaked with lots of different approaches. Here a few examples: Photo one: bright, zen inspired furniture, lighter flooring(terazzo/carpet/wood). Organic colours.. Photo two: same thing, notice the bed fairly close the window. You could do that by having a pony wall/installation behind the bed as in photo three. Obviously not in wood, since your ceiling has enough of it present. Photo four: if you keep the wooden ceiling you can create interest and break up the stripe monotony with an interesting/large fixture.

We spent around 15k initially getting the house liveable. as like the property you are interested in... It was not at all just a paint job. We replaced the bathroom but we didn't have to change any major plumbing though. 2 years ago we spent approx 30 k on loft extension. Which the steal for the roof ended up a lot more expensive than we thought. Also included staircases, two bedrooms, bathroom, storage & carpets. We did have a few trade pals to help out so that may reflect a guess estimate 5k extra for professional trade??? To be honest I wanted to rush and get everything done in one go... But in hindsight taking a bit of time living in the house really helped to not make expensive mistakes in the long run and as like you we were undecided about options. After time the most practical arrangements became clear. So, patience paid off in the end!! All though we have no plans to move we have added enormous value to the house so that also gives extra peace of mind that this is money well spent. Hope that helps.. And you successful get your house...! Ps here was our feature wall.. Not sure york stone wall features are about to make a return.. Well I haven't seen any on Houzz yet!! Take care

I would find a great builder with links with a structural engineer to help you see what might be possible and how much it would cost. When you know that you have sufficient funds to proceed you should then consider the creative side of things. You can explore layouts with a designer, concept planner or architect. The architect may be the most expensive option but you would have their technical expertise. A concept planner sells only design but you can explore many layouts at a lower price point than the architect. A designer can work in the same way as the concept planner but can also help with the finished look and procurement. When selecting which professional to work with you should think about whether you will need a project manager for the build and if you want the design professional to take on that role.

externally if you would like to go ahead with cladding i suggest to use at least 30mm graphite insulation board first then membrane out and timber buttens across and cladding over. that would give you a much more better efficiency in a longer therm for a low cost. at a same time government would provide a scheme for insulating a houses in a next couple of weeks and covering 80% of your cost up to 5000£. thats more likely covering all of your built up and you just need to pay for a cladding byself. back to the subject regards of a rendering. new type of renders as like silicon is the best product i ever use. you get colour warranty on them and you could jetwash all the walls as many times as you want without to scretch them or without to pell off. nowadays we are doing many external insulation projects on line with the extensions and give a new look and better efficiency for our finished products

Where exactly are you thinking of adding the living/dine-in kitchen? Are you thinking of keeping the existing lounge in the front of the house?
I'm not exactly sure what you want done to your house, but by reading your needs I would convert the lounge into a bedroom. Since you do not have a closet, you can buy a wardrobe for the your clothes. I suggest the wardrobes from Ikea since they're inexpensive and attractive.
I would leave the kitchen where it is since moving it would be a large unneeded cost. Where the back porch is now, I would extend it to make a nice, spacious living room. By bringing down the wall between the kitchen and porch, this will create an open feel between the kitchen and new living room.
The extra bathroom you're thinking of adding could take the place of the smaller portion of the back porch. If you do extend the living room towards the back of the kitchen, this would be a good place for a bathroom (for guests). Another option is to extend the foundation to the back of bedroom 1. This will allow access to this bathroom from the bedroom, turning it into a master suite. This woud add convenience and value to the home.

However, I'm not sure how much it bothers you, but I would not like to step into a house and just see a bunch of walls and doors. Another option could be to make the lounge into a living room and make a nice curved archway opening to the kitchen. You could always make your kitchen/dining bigger by expanding it into the back porch.
You could extend the house to incorporate the extra bedroom or (if you don't really use your garage), convert your garage and smaller porch area into a large master bedroom with a connecting bathroom.

The only other thing I can think of is expanding vertically (perhaps above the garage), which would be great since you don't lose any outdoor space. You could create a master suite above the garage. This would create more privacy for you and a nice retreat from the rest of the house.

Again, I'm not completely clear on what you want so I hope this helps a little.

I'm very pleased to hear you have contacted an architect. Great first step!

It looks to me like your porch structure has seen better days. I see the brick has deteriorated by the broken pieces on the ground alongside the wall. There doesn't seem to be much to the "structure of roof support" at the porch.I would anticipate the porch structure to need to be taken down within the scope of work of your expansion and renovation.

I'm sure you have one of two bathrooms in this home. You haven't shown them in the plan. Expect their location and/or relocation to play a role in your project.

It's always interesting seeing photos and plans of older homes in England. The Entrance Hall concept is what I always see on the English series "Keeping Up Appearances". What would Hyacinth have Roger do in this home?

Just curious, what is a "green belt area"?

Keep us posted on your progress. A very interesting project.
