Penthouse Apartment

Hi I am after ideas for this penthouse apartment which is in an old cathedral . I have enclosed floor plans and some pics . Part of the agreement is it has to be carpeted for noise reasons which is a bit of a pain . I need advice on design ideas , colour scheme, kitchen and bathrooms . Open to ideas for changing floor plan around . My brother has just purchased this apartment so I'm trying to help him with ideas . He is a single man and loves entertaining . Thank you in advance for your help and ideas .

Hi. Can You just clarify, is he putting in a new kitchen and bathrooms? Does he need 3 bedrooms? Is it listed as I was just thinking a door into the kitchen from the hall would help with layout. The carpet is annoying! Would karndean flooring be acceptable so you still retain the wood look?

Yes he wants the 3 bedrooms and he will be putting a new kitchen and new bathrooms in . I agree carpet is annoying but it's in the contract . It isn't listed . He will have to have tiles in kitchen and bathrooms though . Kardean flooring is great , maybe he could get away with that if soundproof boards were put underneath . Thank you .

My hand-bag should be much lighter these days but it's not. Big ones are away from home, small ones are teens - so old enough to cram all their worldly goods into their own pockets + suck it up if anything is lost/broken in their care. Now handbag is full of elderly relative's goods - prescription meds, haemorrhoid creams, spare nebuliser capsules, pocket hankies, spare catheter bag, his appointment cards, his paperwork, his pension card + shopping list, Vicks Vapo-rub, a caipín .... Car emptied of pushchairs + buggies + car-seats, replaced with walking sticks, 4 wheel rollator, Handybar for ease of getting in + out. Have learner plates + disability sticker on windscreen ... Ho hum

I think that people mostly wallpaper all their walls, or, just one feature wall (usually the one you face when sitting) I was looking at the thread of emails and Moniker sent 2 pictures right at the beginning that I think look fab. A few subtle changes in your room that would make a big difference are getting bigger bedside lamps and getting a large statement piece of art or perhaps even a large mirror instead (which would make the space look lighter and brighter too) I'm not sure what your budget is but changing the carpet to a neutral cream or taupe would also help tie the room together. I'd personally dress the window with a simple Roman blind or roller blind a bit bigger than the window as having curtains behind the bed may be a tad difficult to manage? However, if you are in love with the idea of wallpaper, you could always paper three walls first, and based on how you think it looks, either leave it at that or continue with the forth wall.

I think much of these are based on ones preferences, for example, where as some people would not like to have a bathtub next to their bed as in option 1, this is an option i can see working successfully in modern concepts like in posh penthouses. Personally i feel the circulation around the bed is too tight, and with lots of wasted space around the bathtub. Option 2 seems to have focused more on the sitting space, again leaving the bed struggling for bedside stools and running the risk of feeling claustrophobic. Option 3 would be my preferred option and even though critics might argue "The bedroom is the room where one spends the least time of the day", my views are that for a Master bedroom to work, its design should be seen to centre its focus on the bed, other spaces should then shoot from this central space and this is what option 1 and 2 fails to capture. Other factors to consider when looking for an ideal room layout would be things like services, water supply and drainages for example, how far are water sources or draining off points, is the angle slope sufficient to these drain points. Power points & Power supply are they accessible in case of future repairs. How does the room ventilations work, Room traffic circulation and evacuations points in case of fire. Furniture arrangement and movements. These are important factors to consider and tend to influence ones options and should therefore be considered in advance so as to guide you as to the ideal option for your space. I would definitely look at karndean then and have it in the hall, living room and kitchen. You may not need soundproofing but would check it out. I would also think about that end kitchen wall if it isn't structural, it doesn't seem practical having to walk through the lounge to put shopping away etc. In terms of colours I would go with white, greys and navy, maybe with pops of yellow/mustard. I'd keep most of the walls white but would look at feature walls too ( difficult to say without seeing pics) and add the colour in the furniture. I'd go for a contemporary look with a little industriał or scandi. In terms of the kitchen I wouldn't have any wall units, just white base units either side with a large island (in dark grey?) down the middle with stools and pendant lights for entertaining. You should easily be able to fit seating at one end. Living room, I'd add a large dining table (maybe a trestle or refrectory table with a mix of industrial and mid century chairs) along the end wall with the fireplace by the kitchen. I would try to negotiate the floor of your choice- perhaps taking up the floor and having insulation and the original floor over boarded you will provide significantly better sound insulation.
Layout wise I would open up the kitchen and living room and nearest bedroom to make a more sociable and larger space.
I would then put make the entrance hall smaller and create a third bedroom there.
Personally I think it will be better with a much bigger living space and two doubles plus a single.
I would make sure there are two bathrooms and a laundry room.
