2 separate rooms or large/kitchen diner?

I have just purchased my first renovation project and it needs completely doing up inside. It's an end terrace property on what I'd call a semi-secure estate. I'm not sure whether to create a large open plan kitchen/diner or to keep the dining room and kitchen as separate rooms? I know kitchen/diners are very popular but concerned almost on a security level that you can see right through the property from the front to back. What are your thoughts?

Comments (7)With such lovely generous proportions, you could certainly get away with the largest format, and I would certainly "brick" them. That said, I'd have a word with your tiler and make sure he is happy to work with such monster tiles (they'll weigh a ton!) and has the necessary equipment to cut & shape such large items. Check that the costs will not escalate - I know that some tilers will charge a premium from working with such large formats because of the challenges. I have a supplier who can provide me with 3m x 1m tiles. I jokingly asked one of my tilers if he'd mind fitting just 6 tiles quickly for me - he gave a colourful response when I showed him the details in the catalogue!! Comments (4)Hi Cloughie, A number of my clients have wood with wood and it works well IF you choose the right woods. Since you have your floorboards in situ already I assume their colour is fixed. Whatever it is choose a work surface that contrasts with them, not blends with them. You don't want your work surface to look like your floor. If you have an oak floor choose a really dark work surface or a really light one. I think you will understand my meaning. Comments (6)Two similar layouts: 1. Keep the fireplace, centre kitchen, small sofa's or corner sofa on the left. 2. Place kitchen where fireplace was, dining table and sofa's where you'd like them. Comments (6)sometimes its good to take a breath and really think about how you live - rather than all focus being on the plans, which can seem immovable. For example, I have a largely open plan ground floor but on the advice of my sister whose kids were older at the time, I kept a small snug living room that is separate and as my kids have grown up through teenage years that has been a saving grace - we can all go to separate places,! I dont have to listen to video games whilst cooking etc :) Does one person often watch tv and the other like to read? Where do hobbies take place? Would it be a simple solution to just turn that dining table round to make more space for those doors? If you like to entertain would you like to hide the mess inthe kitchen to be cleared up later? I for example insisted that I could close my kitchen off from the front room and hall (and stairwell) because one of my pet hates is cooking smells lingering everywhere! Also consider if the doors could be retro fitted - and l ive in the space for 9 months first to see if you really need/want them?...See More

8 years agoOpen it up! So many of our customers are looking to create open kitchen/dining areas, so I think this would definitely help to sell the space as this is what people are looking for.
One of our customers recently opened theirs up and they love it!
