Dining / living room layout help!

Hi, our new house has a kitchen diner which we'll also use as a second lounge so needs dining table, chairs and sofa in. How would you arrange the furniture, eg table by window or sofa? Thanks :)

Personally, I'd have the dining room table near the large window as I use mine for working on so like to look out into something. Plus it makes sense to have it next to the kitchen area. I like a cosy sitting room so would have that at the other end with a sofa dividing the room in 2

If you are thinking of having a TV in the sitting space you may want it in the interior of the room (opposite of the doors and windows) where you will get less glare from the light coming through the windows. That is assuming there are no (or few) windows on the other side (it appears darker where the photographer is standing). If no TV then I would consider were I (and guest) would spend more time, sitting area or dinning table? And would put that near the doors looking out into the garden.

Hi. It's hard to tell if this will work as I can't tell the door width but what if you were to build a ŵall to wall bookcase on the desk ŵall incorporating both the tv and radiator? Ignore the design of this one, was just showing a pic of one against a window, You may need to widen the pillar by the dining room entrance slightly. Perhaps ammonite by F&B for the ŵalls with a floor that picks up one of the tones in the table. I'd also paint the coving in the ammonite and a darker shade of grey for the bookcase. Have a 6ft sofa (allowing for side table and lamp) opposite the bookcase (not against the ŵall) with a chair angled in front of the bookcase and perhaps go for an upholstered stool on legs as per your inspiration pic. You could use Romans on the windows, maybe in a vertical stripe and then use geo patterns for the cushions. Re lights I'd add ŵall lights to the bookcase and a flush for the living room, preferably just 7 inches high. You can afford to hang something lower over the dining table. Are you keeping the tall cabinet? I think your current table will look lovely with some upholstered chairs

A couple of options:- I'd put the games table in the study as for me personally it has no place in the lounge / dining area and should be out of the way in a separate room. With the games table out of the way, you have more room for seating in the lounge area & the conservatory, which can then be opened up for larger gatherings :-

I think your plan is good. I assume your home is a Victorian or 30s terrace as they do tend to be long and skinny, with a middle room that used to be used as a dining room in the old days. I think swopping the table to the end extension room and creating a cosy sitting room at the front of the house where the walls are red would flow better. Then you can have your office space in the middle. If the budget allows, I think knocking the wall between the kitchen and the office/dining area would widen out the room and make it less corridor like. Just a thought. I would also paint the walls throughout in one colour. Something brighter and cheerful such as an off white or pale green. The room will look bigger in a paler colour. I also think a rectangular table, if budget allows, can take up less room than a circular one and give better flow. Last weeks George Clark’s programme (C4) featured a very similar house to yours with the three rooms in a row, so may be worth catching up on to give you ideas. Here’s a few pics to inspire. 😊
