Help needed for living room arrangement

Hi all,

I have currently bought a new build house which is still in the process of being built and I would be ever so grateful for some help with the layout for my living room. The living room is fairly compact (12ft2x 11ft8) and I am wanting some ways of maximising the space without it looking too cramped.

The is no fireplace in the room so I would really love to create some sort of focal point. Also, I have a sofa that is 6ft wide but ideally I would like some more seating but I am worried about dwarfing the room.

As you can see in the image as you walk in the door there is a window to the right; aside from that the room is very square and I would love to add some shape to the room without taking away the size.

Any suggestions would be greatly appreciated. Thanks for any help in advance.

I should state that this house is semi detached so the wall facing you as you walk in the door has the next door neighbour's wall on the other side! Thanks.

I think the best is to have your window as a focal point with a symmetric layout like this:

With nice curtains that would cover that whole wall it could look really nice. For this layout to look its best though it is better to have two identical sofas. You could also add an armchair in the corner as shown above. We've got some nice ones on Hutsly ()http://www.hutsly.com/search?type=product&q=armchair) This way you will have all the seating you need and you can move the armchair to face the window when you have guests.

I would then put the TV on the left wall as you walk in. On the wall behind the left sofa you can have a console or a nice display wall with lots of wall art (like these). A big area rug under the sofas and a couple of coffee tables, maybe small round ones that you can move easily and won't look as heavy in a small room.

That's what I would go for! This way it also won't block the flow of your room. What do you think?

I would love to be there to help you in person! I have an design background, which has helped me to help friends with re-arranging their homes for sale - and I love doing this. I would say, take the sofa with its back in empty space away from there for a start. This always feels counter-intuitive when you sit on it (as avoiding a table in the centre of a restaurant does). You have two great sofas, I would move the one facing the TV much further down towards where the tall plant and table are at present. Then put the other one in front of the window, pull it slightly away from the radiator so you still get heat and don't burn the back of the sofa! If that first sofa is close to the room devide, it looks as if it would fit in under the window between the wall and the door OK. You can then slightly push the TV and stand towards the right, probably at an angle so both sofas can see it. It might even fit under the overhanging wall a bit, where it could look more naturally as if it should go. You can then put the plant to the left of the TV, that is to the right of the door frame. I would not normally put a tall plant and a small table together, thats too much going on in one small area, so put the small table as a coffee table on the rug, much more functional as well as better on the eye. I might exchange the plant for the standard lamp if you don't have much soft lighting in the room, as its very important to give that comfy feel and you don't want glaring overhead light to watch TV with. A few more orangey tones would add a bit of warmth too, could be more geometrics, scandi looking like that rug, could be some nice plump cushions, they are not expensive nowadays to replace, maybe a striking print or poster or two and a nice orange flowered plant or some flowers on the windowsill. I'm not a fan of photos on windowsills, they can look very messy as well as fading fast. Likewise, I agree with previous comment, lose the tiebacks, these always look very dated and a bit down at heel. Better to put all the photos together in a strong grouping on the cupboard you have around the corner under the stairs, or on some other shelving. Hope this helps!

I think you could make this room lovely Kate. Firstly, the bed you've sourced. Are you planning to sleep on it as a single or pull it out every night for a double? It's just that it seems you might have to move it 45 degrees every night from what I can see of the design. Other than that it seems like a good option for the space. You already have some ingenious ideas for creating hanging space but I would suggest some shelving (not sure if floating shelves would be strong enough?) with hanging rails underneath to give you a bit more space between the top of your 3 chest of drawers ( commodes) and the rail for longer items. There are some pics below for inspiration. I know we don't all only have black and cream clothes!! but you can see how adding a few picture frames, pretty boxes/baskets/ handbags, etc can make it look more like a glamorous dressing room. I'm assuming concealed wardrobe storage is out of your budget at the moment so making the open storage look as good as possible would be the trick here. Could the rabbit hutch be put on legs or onto an appropriately sized coffee table (ebay /gumtree find!?!) it would look more like part of the room, perhaps with a couple of pics leaning against the wall, food concealed in a pretty box/basket etc.) Does your other menagerie (all the cuddly toys) have to stay? If your looking for the style in your inspiration pics (which are lovely BTW) they might need boxing up and going tthrough the square hole into the loft/attic space!! They'll have a ball up there without you. Maybe a couple on the top of your rabbit hutch for old times sake :-) Good luck.

Unfortunately the Estate Agents floor plan doesn't include the big bit of wall that sticks out to the left of the door as you walk in. I personally don't think there's enough room in there for even a very small table and chairs, and that it would compromise the sofa area. However, if you did want to try, then here are two layouts. Bear in mind I based this on firstly, the small square dining table from Oakland Furniture at just 90cm square. This first render is with a very small sofa, the like of which is really for two people, or two and a small child. The second is with a much nicer sofa like this one from Swoon Barlow corner sofa, but it's not really facing the T.V properly. You would all need to sit slightly sidewise, but that's acceptable if you're ok with it, I think

That actually sounds like a really great idea - I had never thought of putting the sofas opposite each other like that.

I was wanting some shelving in the room - do you think it would be best to keep the shelving on the wall as opposed to free standing shelves??

No problem :-)

For the shelves it really depends on how much space there is left behind the sofa. The advantage of the wall shelving is that if there is no space for freestanding shelves which are usually quite deep you can still have some shelves a little higher and you can have them as deep/small as you want. Hope that helps!

Yes that is true. Probably best going for the wall shelving as there is so little space as there is.
