Comments (5)Hi. How about this attempt for layout assuming the fire is boarded up? The sofa would be about 8ft from the tv. (There is leg room between the sofas and I drew the coffee table too far away but ignore that!), Tv can go on the wall or on a cabinet or on the wall with a console underneath and art and decorative pieces around it. Personally I wouldn't put the desk by the bay as you'd be blocking light with a screen. Would it work where the table currently is with a desk lamp?If you need storage, I'd put bits away in a cabinet or get a desk with drawers. Cafe shutters would be good or if on a budget wooden blinds can look good or voile blinds. In terms of style, what do you like? Comments (5)Hi common_reaction7, I think the best is to have your window as a focal point with a symmetric layout like this: With nice curtains that would cover that whole wall it could look really nice. For this layout to look its best though it is better to have two identical sofas. You could also add an armchair in the corner as shown above. We've got some nice ones on Hutsly ()http://www.hutsly.com/search?type=product&q=armchair) This way you will have all the seating you need and you can move the armchair to face the window when you have guests. I would then put the TV on the left wall as you walk in. On the wall behind the left sofa you can have a console or a nice display wall with lots of wall art (like these). A big area rug under the sofas and a couple of coffee tables, maybe small round ones that you can move easily and won't look as heavy in a small room. That's what I would go for! Comments (10)My experience for the distance between tv and point of watching is how big the tv is. You could also try and see what distance suits you. In my experience, you as a dweller create how you intend to use the space: watching tv / reading / entertaining / kids playing / guests sleeping / playing an instrument/ plants or a collection exposition / writing / paying bills / printer & IT hub... I am just brainstorming... In my case, I like to create piles: out of my books and magazines for projects, library books to return so separate from the many books we have, so I tend to welcome long shelves or tables. Sometimes it’s convenient to have separate dining and work tables - if you have space - because you can keep the surfaces dedicated for different activities. Comments (6)Consider putting the tv in the alcove with a bench seat in front. A rise and fall table can tradition from a coffee table into a dining table as you need it. Folding dining chairs can be hidden behind the sofa until you need them or consider having an ottoman that can be either extra sitting space in the living room or dining seating as required....See More

4 years agoUnfortunately the Estate Agents floor plan doesn't include the big bit of wall that sticks out to the left of the door as you walk in.
I personally don't think there's enough room in there for even a very small table and chairs, and that it would compromise the sofa area.
However, if you did want to try, then here are two layouts. Bear in mind I based this on firstly, the small square dining table from Oakland Furniture at just 90cm square.
This first render is with a very small sofa, the like of which is really for two people, or two and a small child.
The second is with a much nicer sofa like this one from Swoon Barlow corner sofa, but it's not really facing the T.V properly. You would all need to sit slightly sidewise, but that's acceptable if you're ok with it, I think
