I would look at extending the lounge through into the study, convert that window in the study into a Bifold so you can take advantage of all the ambient light from your sun lounge.

Wow- so overwhelmed by the replies and all of the help, couldn't appreciate it any more. Emily- thank you so much for your post. It's currently pushed against a wall which works fine but would prefer it to have access either side for a couple if possible :) Ace your space- I really like the layout that way, there is a radiator under the window (i should have said) so would need moving which think may be a bigger job. It's something i would consider though and hadn't though of it that way. Jonathon- I am in love with the pegs they would be perfect. Your room layout is my dream just didn't know if it would be achievable. I have a king size bed at the moment but it's a very big frame so much bigger than the standard measurements so if i turn it your way there is about a 8 cm gap to the shorter wall so it needs replacing. Man about the house- love the layout and interesting to get more than one view thank you so much All- can i please be cheeky and ask another question. I think my issue is a standard size double would fit e.g 190cm long but when i look at standard sites e.g John Lewis, Next, Dreams all of the beds seem to have a frame which is 208-210cm which would just be too long. Do you know where I can find a frame that is 190cm? I would have loved a flip storage bed but recognize that will be too long so I am open to any bed. Budget for bed up to about £700 ish. Less if obviously great and means more money to spend on the rest of room.

Hello, my previous flat was very similar except your bedroom at the back was the kitchen and your kitchen was a dining room. The main problem with the current layout is when you have very young children and you’re in the kitchen preparing food, you can’t keep and eye on the children or talk to them whilst multi-tasking. If you don’t mind me asking, are all 3 bedrooms currently occupied? If not and only 2 are occupied, I would use the back bedroom as a dining room and can also be used for the kids to play. When you come to sell, depending on how many children you have then, you could always carve up the living room to make a very small bedroom on the left. These flats are great when there are only 2 people, it just gets a bit challenging when the family expands. Also you don’t want to spend too much money renovating if you are going to sell in the future.

thanks folks, very sensible advices.. Sally: in an ideal world we would have lived in first before getting the work done but with a young child, work involving crazy hours etc it will be just a bit onerous to move out again or manage to live with all the construction work going on. I agree with all of you that perhaps utilising the existing space and concentrating on the flow is a better idea rather than throwing ridiculous money at it especially if this isn't going to be our forever house. We have for now put the idea of a study on top of utility on hold. one of the plans we have been thinking is the below floor plan, this would involve very minimal work so quite cost effective. the utility room has a skylight (its in a recess so not too much sunlight but still not too bad) as well as a window into the passageway so light shouldn't be too much of a problem. the flip side is that kitchen area will be only 11ft wide and we will take some space from the garage (original size is 18'x14' ). the benefits are better sitting area, entrance to sitting area without going through the messy kitchen parts and separate entrance to kitchen from hallway so not having to walk the whole way around to dining room for those formal dinners.. What are your thoughts would this work? thanks Abhi
