Hello - we are starting the process of looking for an architect to do an extension that would be similar to this (but perhaps smaller). I understand each job is different, but excluding fixtures and fittings, are you able to post what ballpark cost this is? (ie 30k-40k, 40k-50k?). Did you use an oak frame company?

Hi All, Anita that’s sounds like an
interesting project and doing your home work is so very important - perhaps you
can post some images when your finished. On the subject of obtaining the best
possible price, it is important to point out that this seldom means the
cheapest price! There are so many ways for a contractor to trim a product,
reducing the spec or material quality automatically trims the costs but not
often for the greater good of the project. An example would be trimming the
timber sizes, switching from oak to softwood (in areas) or the type of method
deployed when fitting glazing to oak - the list goes on. The best approach is
to interrogate the builders past clients, try to get access to previous projects
and hear what others have to say from builds that took place over a year ago by
your selected contractor. The longevity of quality will always prevail. Were publishing a 'home owners guide to oak framing' to make people aware of the pit falls, this will be released in about a months time. We hope this eases the process for clients who are exploring oak framing.

Thank you for your question. The 'ball park' cost for this project was actually over £100k. The Oak Frame was provided by a client appointed Joiner rather than a specific Oak Frame Company.

Question One - For sanity's sake, do it in separate projects as there is nothing worse than having no 'normal' space. Cost - it is probably more cost effective to do them all together Question Two - A plan of the house would make it easier to envisage.

It's a long shot but have any houses of similar style been altered down your road? Perhaps with the design you are after? If so you could speak to the neighbours and find the architect plans online at your local planning portal. My sisters neighbour had an extension, she used the same architect who sold her the plans for £100 - and she was able to look round her neighbours house first with no risk.

What can I do with this tiny awkward-shaped yard?

Amazing suggestions so far, thank you so much! The house is three stories high at the back, so painting anything out of reach isn't manageable at the moment unfortunately. Also, we're in a deep valley, and the yard is west-facing. In mid-summer it's nice and sunny all day, but in the winter it gets far less sun but a lot of wind! This is partly why bamboo isn't really a long-term option as it won't withstand the great British weather (and why only one of the bamboo'ed gate has survived since last year!). The ivy was attached over the bamboo, because it only cost £10 and provided some 'greenery'. I cable-tied it onto the gate as a short-term measure after the bamboo fell off. As this is our only outdoor space, and there is no street parking at all (very busy main road at the front of the house), then we do need to keep parking available as we'll be looking to sell and move on in the next few years. I hadn't thought of outdoor rugs though - brilliant idea! Perhaps with a few planters on wheels and rugs, the patchy concrete will be adequately disguised. After measuring up outside and taking photos, I wondered if a small pergola attached to the house and the brick wall might be an idea? That would also give somewhere to attach a shade too, and a swing seat (thus solving the seating/shade option in one go). I painted the gates last summer, with hammerite, and it took forever! So, they'll be staying that colour for the foreseeable I think 😆. I'd like to attach something to the inside of the gate that's opaque. Maybe featherboard? What it looks like from the outside is of absolutely no concern to me, as that's not the bit we'll see (nor is it overlooked by any windows/other gardens, so it's only passing walkers who would see it). Nice structure, there is more oak work that the picture suggests (i can see at the sides and in the detail), very nice. I can see how the project came within the £100k territory, there is alot of detail in the design, but its worth noting that something of this size could be cheaper if the design and build is less complicated (ie the hallway looks complicated etc), nether the less still probably £70/£80k.

One pointer to add, dont rule out the oak framing company doing the design work instead of an architect, a reputable oak framing company will know the structural requirements and how to utilise posts and beams more efficently, this will save money. Alternatively get the architect to work along side the oak framing company, even at the early stage when the architect is doing eleveations for planning.

Hi there,
We are actually in the middle of a similar project.
We are having an oak framed garden room with floor to ceiling glazing on two sides.
We are also having the existing kitchen converted to a utility with walk in pantry, boot room and toilet. There will be doors from the utility into the garden.
Our old dining room will become the new kitchen leading into the garden room ~ a large open plan space.
We really did our homework and shopped around to get the best possible price.
