My boy (14) is in marching band and they've been practicing all summer for the fall football games. He is worn out. Comments (2)Hi. I assume moving the boiler elsewhere is not an option? My mum moved hers and I think it cost c1k. Assuming not, it may be an idea to invest in a bespoke floor to ceiling cabinet to house the boiler (presume there are regulations as to how this should be done) and vanity if storage is so key. Make sure it includes a large mirror to throw some light around. There are bespoke cabinet suppliers on here or get a local chippie to quote obviously making sure any material is water resistant or tile etc. Save money by using vinyl on the floor. Large tiles make bathrooms look bigger (choose something with a sheen) or reuse what you have already. If you reuse I would replace the black border with something cream/white to match the tiles as it's making the room smaller at the moment. I can't really see the space for the toilet. Can you get a space saving one and have a slightly bigger shower? Do also save money by using a local plumber to install, if you remove the existing tiles yourself this will also help. The plumber is also like to have a trade account at somewhere like city plumbing with good quality fittings at low prices. Walk in showers are nice but if budget permits actually get a really decent shower installed. Comments (3)Hi Jade. The room is small and it is also the walkway to the back f the house, which further obstruct its functionality. If you are keen to keep the living room separated from the kitchen, then your furniture layout is probably the only way to go. I would advise you to consider taking down the wall to the kitchen and create an open plan. It will make the space feel spacious and you might even consider a different layout: Place the kitchen at the rear on the right wall, place your lounge on the opposite wall facing the kitchen, put a room-dividing furniture in between with the TV inside and place the dining table where the lounge is now. You can get a really contemporary looking comfortable space. Comments (5)Hi. Do you mean the room that is called utility but has a bed in it in the plan? Do you know if the walls to the utility and kitchen are structural or not? It looks like the kitchen is a bit dark and gloomy too, is that an issue for you? I guess the simplest thing to introduce some light to the utility would be to punch a window through into the living space to mirror the kitchen however I think a bigger redesign could improve the kitchen space too if those walls are removable. Do you really need the third bathroom for guests or is that overkill, it might seem crazy to take a toilet out but in a small flat on one level it seems a bit unnecessary.
