Working Drawings

Hi, we have just had our planning application approved, so I have been asked by the builder for working drawings, I have asked the architect for them, who has told me there will be an a charge (as yet to be adviser, as owner is away). We have already paid, £1800 for the first lot of drawings which were rejected, then another £1600 to do the next lot taking the design from single storey to dormer bungalow.

Is this the norm, and if so how much should we be charged? And, could any structural engineer be able to do the drawings based on the approved plans.

It seems that you first paid £1800 for a planning drawing for a two storey extension and then paid £1600 to change that to a single storey, If this meant that you had two different designs, the fee seems ok. It is better to have an architect do the darlings for the next stage as this will still involve some design development and the architect can engage the services of a structure engineer to do the calculations. Depending of the complexity of the design and how close your building is to the neighbours, you should pay about £1500 to £1800 for the drawings. There may be a need for a party wall agreement which is a separate fee.

Hi,

The initial fees were for a single storey design, the planners didn't like the design but said we could put a dormer on, the second cost were for these drawings.

So, on top of the working drawings, do we have to pay for a structural engineer to work out the weights for the steels.

I don't if this helps to calculate an hourly rate or how accurate it is. I assume this is also someone works for a firm rather than running their own company. I like your plan, I would put an external door on the utility instead. and ideally get the boiler in there if you can. (boiler there more important than door- if its a choice) block up external door to office (not needed) put a cloak room under stairs and use the doorway space - access cloak room from under stairs. Just need to know where your external soil pipe is to confirm. i can recommend an architectural technician. (although you could probably sketch it yourself) he also does B.regs / project management as well, if required re the construction, over hand block build the party wall side. brick and block the rest, you will need a steel over the bifold if wider than 3.6m. cheaper option is to have larger french doors with fixed glazing either side, (then you may not need the steel.) you will need one for the internal partition. so delivering two easy as one i may be able to supply the easi joists and 18mm osb for the roof (bit of a small job) get your services (lights) up in there easily . 5m easy to span try and get a warm roof if poss. (insulation on top and then ur choice of roof covering) check heights when designing and submitting plans) cold roofs are a pain. good luck , happy to help Chris

Some people are very sniffy about Ikea kitchens and imply they're of a cheap standard, but I have found the quality to be good and sturdy and certainly better than the Wickes kitchen I had the misfortune to encounter. Obviously, they can't compete with the likes of DeVol, but I would put them at the top in their price bracket. My mother had an Ikea kitchen installed in the late 80's and it was still going strong in 2010, when we replaced it to sell the house after her death. On the strength of that, when we re-did our kitchen last year, we didn't hesitate in getting Ikea for that. The savings we made on the cabinets, meant we could get high end appliances and Corian worktops. Our lovely kitchen fitter made some smashing bespoke touches - different plinths, tongue and groove side panels, matching bookcase etc to finish it off. You can even have a no obligation sit down with one of their designers in the Ikea store to plan it out. They are really good at making the most of your space - rather than a lot of others, who plan your kitchen according to how best their cabinets will fit rather than what you actually need.

Hi, I think it’s a good layout. Some comments: we have the same utility and I don’t have a door intro the kitchen - it works as an extension of the kitchen. I asked to make the door frame standard size in case we would want one in the future but so far - 6 months - no need for it. Entrance to the kitchen from the hallway - think about those double doors that would always be flapping on the sides - we have a large - max height sliding one that just disappears and gives you an uninterrupted view to the back. We couldn’t have glass ones though as has to be fire doors and the cost of glass was far too high so maybe it would work for it, it’s just that they would be in the way. The storage from the hallway bordering the utility. Do you need it that deep? Perhaps make a bit shallower and use the saved space as a pantry from the utility side? Even if as an open one? Window of the sink - is there somewhere nice to look out to? I didn’t have any because it’s looking at the fence but you maybe luckier. And lastly, we had bifolding doors in the previous house and I chose sliding doors this time round and much prefer it as you almost never open them all and it gives a cleaner loon with fewer panels - we have 3 and you can slide 2 of them.

Hi Chris

Yes in principle but the cost may not a large sum if the design is not complex. The fees for these things depend on the amount of time it takes to resolve the issues related to the design and the site.

May I suggest that you approach three architects, send them the approved drawing (Planning) and ask for their fees to do the Building Regulation drawings / working drawings and ask for the fee to include the structure engineer fee.
