2nd reception room through to kitchen

Our dining room is a bit of a redundant space as you enter it from hall by a right hand door and exit down to kitchen opposite but a left hand door so we always find this room unused apart from just cutting through or parking a buggy/toys for the kids. Any ideas? We have a new kitchen diner extension so don't want to use as a dining room.

Hi. You could use it as a study with a desk on the wall where the dining chair is and a chair in front of the fire for quiet reading etc. May be useful for when your kids are older. Or a playroom unless you have one? It really depends on what you need the space for. It's a lovely room so a shame not to use it. Could you also post a pic facing the plant

Hello Laurence, I know you want to put another bedroom but the bottom estate agent layout of your friends place is not ideal at all.. The idea of squeezing a room next to kitchen might seem like a sensible option but to a buyer the plan below in my eyes is not what I would keep... It might be far wiser to offer a large living dining area.. Entertaining is another important factor. Have you considered another option which is to have a double living/dining room with either wooden french doors between or the wall removed, so you create a double room. You have two fireplaces which are gr8! You could block up the first and or second door to the living room and then you could have a galley kitchen all the way down that side wall.... so you have a huge living and dining area.. You could also put in a door to the garden where the window is at the end. Where the hallway is you can continue that down to the end take out the cupboard.. creating an extended hallway with door to right for bathroom where the boiler is.. Create a small shower room here like a wet room. Then next door to right is single room. With the last door (near current kitchen sink) will lead into main bedroom..... Do you need to keep that back staircase? : ))

Thank you for details. In general, location of areas is chosen fine, especially if you want to keep dining and kitchen separately. Although I will have couple of suggestions for you. I would consider more space for your dining/kitchen area. Make it wider and add at least 1m-1,5 m. You have double doors to the garden but you don't leave enough room to walk around table. It can be a nightmare to move chairs if you need to pass, even simply for the reason to open or close windows with curtains or blinds. Looking at lounge areas: two large sofas will look bulky, especially in the area, which you plan to keep neat and clean. It means it should be as functional (when you need it to be) as to be out of your way when you live your life. From here, I will recommend to choose corner sofa for your sitting room and a large footstool. It will allow you to have open look on interior and area will look larger, welcoming and you will have more seats for family hours.If you like armchairs, then have a look at next layout Second area doesn't need large sofa. A set of chairs will look much better and will be more functional. I actually prefer the layout you've got at the moment (sorry!) with your table in the kitchen. Moving it to between the rooms looks really tight. Why not just redo your kitchen to get more functional space. You could maybe block up the door. Another possible option may be to move the wc and utility into the current garage, then you could knock through and double the size of your kitchen (and fit in an island!!).

An alternative option would be to add in folding doors. These can be glass to increase light or made to measure bespoke doors as simple as painted MDF if you want to keep costs down. Example of MDF bespoke doors here for a previous client. Having the option to screen off areas as the children grow can be really helpful as you may not always want to all be in the same space but its great to have the option to throw it all open for gatherings and big playtimes!
