Take down a wall?

Hello! I'm in the process of buying a house in east London. Super excited - and even thought we just started the process to buy it (fingers crossed it all goes well), I'm starting to think about all the things I would do with it.

This is part of the floor plan - and want to take the wall between lounge and dining room. How much do you think it would be to do this? (I do not yet know if this is a load-bearing wall - it is a pretty standard Victorian house).

Hi, your best option is to contact a structural engineer who will confirm which walls in your property are loadbearing. Just because walls are loadbearing, it doesn't mean that they cannot be removed. They will however, be more expensive to remove as structural beams, support etc. will be required.

Looking at your plan, I would consider removing the section of wall in the dining room adjacent to the stairs. This looks like a pretty narrow corridor anyway.

Thank you! Very helpful. I will do this indeed, once we're in. I will also ask if I can get any info from the agent selling about which walls are what. Good idea about that dining room wall, we've been thinking about that too.

Great idea re lounge and kitchen wall. Are you having a dining table as well as an island? Are you also refitting the kitchen or just adding an island? Re the hall wall, if you took down part of the wall (at ceiling height), how did you plan on using that space or was it just to give a sense of space? Is there any reason why the fuse box etc needs to go on the internal wall and not on the right wall? I think I'd be tempted to take it all out (but check fire regs) and just have a slimmer wall of storage on the right hand side of the hall to get rid of any clutter and hide away fuse box, coats etc. You could look at wireless heating controls? I must ask though, what is to the right of the front door that looks like a sail in the pic? I've looked up drawing conventions but can't find it!

Is this the same brick wall that's a fireplace as previously discussed in your other post? If it is, then it supports the fireplace above, and no you probably can't remove it. You may be able to amend it and make it nicer to look at, however, you need a builder to actually take a look at it, because from a picture is impossible.

New Kitchen, creating an open diner by taking down the wall

Dear All, Just bought a house that is need of a complete refurbishment, lucky me, it’s also going to be my first home It needs a new kitchen, pics enclosed are self-explanatory. My plan was also to knock down the wall between the diner and kitchen, to create an open diner. The building survey advised me to put up a supporting beam. Cut and pasted that below “There is no masonry wall directly above this area however, there is a masonry wall separating the bathroom and bedroom, which is approximately 1.0 m away from the lower masonry wall in question and if the wall is removed, a supporting beam will be needed in this location to prevent any downward settlement of any of the internal walls and floors above”. However the structural Engineer says this is not required, which was a little confusing. His opinion is cut and pasted below “We do not consider the Surveyor should have commented on this area as this is more of an engineering function. We checked floor joists at first floor level, and they ran from front to rear consequently there is no load from floors or imposed loads from floors onto the dividing wall. The wall at first floor level however is a masonry wall consequently if the wall is to be removed between the kitchen and dining area, we would advise a steel beam is incorporated beneath the remaining wall at first floor level in accordance with current recommendations for adequate support of the first-floor area” Any advice on how to go about a new kitchen. Is it better to get a local tradesman to do it, or hire a big company? Anyone has taken such walls down? Any advise would be much appreciated Kind Regards Mel

I’m not sure the builders plan works since they have forgotten the utility room door and forgotten a fridge. And I feel you are nervous about making changes in case you exceed your budget. Most homeowners find they have insufficient money to do everything and to do it to a high standard. My advice would be to think ahead…. Make decisions now that make future plans easier. And do your research about what things cost rather than avoiding doing things that may well be affordable. Since you are rewiring the house it won’t make any cost difference to have the oven on one side of the room or the other. Moving the sink will have a minor cost implication. Should you move the kitchen away from the window you have the later option of knocking into the conservatory- although since you intend to upgrade the conservatory roof now I would knock through now….. and since you are going to put a new roof on consider if raising the roof of the conservatory can be afforded now because if not you will never do it. Blocking up the aperture between the living room and dining room and making a new kitchen door is a minor cost since you have already committed to the cost of a plasterer when the wall comes down between the kitchen and dining room. Then look at places that you might make economies….. for instance if you make many trips to the trip can you save the cost of a few £200 skips? Can you reuse any of the carpets? Can you avoid spending any money on the utility and downstairs wc? Do you need to buy all new furniture or are there economies that you can make in order to get the build right once and for all?
