Comments (9)Based on your measurements I think you do have enough space for what you need. It would probably help to make full use of the space if you had bespoke build in cupboards etc made but you can probably make an bunch of ikea type bits work. I've attached my suggested floorplan as well as some images to show different ways to use the space. Personally i wouldnt try to use a 'corner' because you end up loosing so much space. Stick to a single run on the right hand side so you have easy access then utalise the room height with shelves above the worktop for extra storage. You only mention a washing machine but if you needed space for a tumble drier too don't forget you can stack them on top of each other....See MoreUtility room or Not to Utility room?....
Comments (19)In your kitchen plan the space between the wall run and the island is massive - maybe 1.3 or 1.4m? It should be more like 1m otherwise you will find the two surfaces are inconveniently far apart. That also means there is more space for a dining table than it looks like from your plans. Do you have a cellar? If not then the understairs space is available for a WC, you might need to carve a small corner out of the kitchen to add to the understairs space depending on its size. Or if you do have a cellar the wc can go where Jonathan has put it (entrance can be from the understairs area if you have the height, or from the kitchen if not). Comments (18)Great overall floor space but the plan would benefit from some amendments. I would keep the utility room especially as your garage is detached. The design will give you a gloomy lounge so lose the office to give it some natural light coming in from the front of the house as well as through the internal bifolds separating kitchen from lounge. I agree that the play room may soon become redundant so relocate the office there. With the extra room in the lounge (or the bigger office space), incorporate some clever storage for toys etc. Include a door from lounge to current play room for easier access to the toilet. I might be tempted to pinch a bit of play room space to extend the toilet area and have a small lobby so you always have 2 doors between lounge/play room to toilet. Remove the door from play room to utility and have extra utility units. Install a sliding door from utility to kitchen. I would also remove the door from the living room to the playroom.
