1920s lounge

Just moved into a 1920s semi. We are in the process of redecorating and I'd like to know whether dado rails are part of the original design or a later addition. Are they usual for this period? They are only present in the lounge, as shown. Thanks

It is more likely that there was a picture rail, you can still see the division at the top of the wall between past and present. It is also possible that they had both, but as it doesn't occur in any other room, i'd say that's unlikely.

Its possible the dado is original but I think its more likely to be a later addition done when the fireplace was put in. The profile looks too complex and chunky to be in keeping with the 20's.

As Man about the house says its likely there was a picture rail and from shadowing you've uncovered I think there was also deco inspired wall trim which probably accompanied a deco tiled fireplace that echoed the shape.

I have a booklet from when the 20's and 30's homes in my area were built and it has a page of artists impressions of the interior which shows how both picture rail and panel trim.

Thanks Jonathandb1972 , I came up with a very similar sketch myself. So you think its better to have the lounge at the back and the kitchen to become the through room? Currently I do feel that is the better option too simply because more space in the other room. We toyed with the idea of putting the laundry where you drew it in but decided that an ensuite woukdt be better to the play room/guest room as we have a lot of family to stay and giving them their own loo and shower seems to have become a necessity. So thats why we ear marked the other part where you have put the dining table - mainly because it has a door to outside. If I keep the kitchen area in the same room but switched side from where you put it & dining table the other side opposite the door from. the hall do you think this might work? Or do you think the cooking noise etc will be too loud in the lounge? Thanks for your input I really appreciate someone elses views!

Hi Mark, There's certainly lots of room to play with, but as you've already noted, there's lots of building regulations and heat implications if you start opening up rooms into the conservatory. If you remove the external wall and put in mid height walls with windows between, it would help negate this - but you'd need quite a lot of structural work to do this and also create a new opening between the kitchen and dining room - and it will start getting pretty expensive. I'm not sure what your budget is, but it might start to be worthwhile investigating removing the conservatory completely are installing a new extension instead? You may be able to do this under permitted development for planning, although building regs would still be applicable for the new build elements. I think it would be worthwhile getting some professional assistance to investigate this further and help with some preliminary designs and/or coatings. Good luck with it! K :)

Wumi Hello Wumi, good to get your input as you are a Houzz celebrity! I’ve read lots of your posts on here and liked your ideas. Thank you for the floorplan. I like the kitchen in the lounge space. I’ve seen the front room as a snug and it is small considering it would be the only lounge space. I’m going to see if I can get a ballpark cost to build a proper room in place of the cons to use as a lounge. I think that will be the decider as to whether all the living space can be moved to the back and the study could go to the front. Do you think there would be room for a table in your kitchen plan?

I think it was more likely to have been picture rails, I think dado rails were later.

Our 1919 house has picture rails but not dado rails, hope that helps.
