If going for an industrial look, a concrete work surface or table really adds to the feel of the room.

I have always bought wrecks - I love renovating: and I completely agree with overpaying for a new renovation that is rubbish and soulless: I won't even view a house that has obviously been done up by one of the many "property developers" that infest London. I can cope with anything (have rectified asbestos, removed wood chip, put back period features and replaced everything from roof to digging up a floor to install underfloor heating in the past), but my absolute nos: dodgy neighbours/road, lack of off-street parking (London), a floor plan I can do nothing with, lack of potential to add value myself. I have seen (and met) some real horrors whilst looking for houses! Also, I have to have a period house: 1930s or older.

My biggest tip is do not do any online shopping when you've had a few, unless you want to experience the pleasure/pain of checking your eBay account to see "Congratulations you are the winning bidder" only to realise that the item is at the opposite end of the country, the seller does not arrange transport and you don't even remember why you wanted it. (Or is that just me). Other things would be to ask the seller to confirm the measurements (especially where a few millimetres difference would be critical) and hope that they can read a tape measure properly. Don't be afraid to ask for additional photographs including close-ups, if the seller can't be bothered, then don't be too sure that the item is as described, a description saying good condition can be subjective and don't forget that the camera can lie, especially with colours. If you are looking for something fairly commonplace then it can be worth waiting for it to turn up close enough to home, so that you can try to have a look before committing yourself; for the rare items you may have to take a chance, the worst case is that if you really don't like it you might have to sell it on again. And last of all, if it seems too good to be true, it usually is.

I think that you need to see how much space it takes up, depending on where you place it on the wall. If you have it central on the wall, you'll have a strange gap between the end of the units and the bar? And it won't really give you place to add a 3rd stool on the kitchen cabinets side without blocking the cabinet door, will it? If it were me I would definitely block up the back door as you are planning. I would also get rid of the door to what is presumably the understairs cupboard. Even if this is steps to a cellar you can relocate the door to the room next door. I would fit the kitchen with the washer/dryer/dishwasher sink in a row. On the opposite side I would have tall units then the hob. I prefer built in fridges because they don’t stand out and will sit more comfortably in this galley kitchen- if you had two side by side fridges you would have more space than in an American style fridge but personally I would have one fridge and one tall cupboard for storage. Even if you have a range you will likely want a microwave so instead I would have the ovens you want stacked in a tower- the image shows mismatched appliances and the microwave is too high but you get the idea! You could also have extra depth cabinets on this side of the room. They are normally just 8cm deeper but that probably mean 15% more storage. You could also look for cabinets with a lower plinth and taller door because again this means more storage. I would try not to crowd the walls with cabinets for fear of drawing the room in and would prefer to see open shelves on the sink wall. In the second part of the room I would have a small table and chairs. I wouldn’t have full depth storage here as I think the room being lower will make it feel tight. But you could have a demi height, reduced depth cabinet for loads of extra storage- I have mirrored mine to help the room feel bigger.
