Comments (16)I think that what you want is achievable with very careful planning. A separate utility room is an absolute godsend and you won't regret it. I would definitely use sliding or folding doors as someone else suggested, otherwise you won't fit washing baskets etc. in there. In the kitchen, you need to plan the layout of units really carefully to make the best use of the space. I've given a suggestion but it depends on your priorities. I'd push the dining table as far against the wall as possible, using a bench to maximise seating. You should manage a couple of seats at the island, although you'll have to sacrifice storage space for them. Then try having the couch at a right angle as shown - I know it might seem strange that it has its back to the door, but I think it makes sense. The children's play area is self contained, with a large rug and maybe a couple of bean bags. The couch itself should be as slimline as possible while still being cosy. A whole wall of storage will help to keep all of the toys and games tidy. The only thing I haven't managed to include is a tv- I think the wall facing the couch is all glass? You could possibly put one in the storage unit but it would be at right angles to the couch, so not the best position. Maybe go without?...See MoreExtension for kitchen/diner

We‘re looking to buy a house (Horsham, West Sussex area) but for the house to work for us we’d need to build a single storey L-shaped wraparound extension (with modern flat roof, bifold doors), to make the existing kitchen at the rear corner of house (currently 3.5 x 3m) into a kitchen diner space of approximately 7.3 x 7.5m. We’d also look to part-convert the rear of existing detached garage to a utility, integrating it into the new extension, joining the space between the garage and house of approximately 1 x 1.5m. I’ve attached the current floor plan with my rough extension drawing/dimensions. Can anyone give some advice as to what this build might cost (ballpark) to a plaster finish with 1st fix services (and if cost estimate would include VAT)? Comments (17)I’m getting an ultraline sliding door fitted in our new extension in a few weeks. 2.4 high x 4.4 wide. The frames are 20mm. It’s about £10k and I can’t remember off the top of my head whether that includes VAT (probably not unfortunately). But our number one goal with our extension is to connect our living space to our garden, so it feels right to prioritise budget for it. You don’t need a local company necessarily as national companies will have local agents who have product in their showrooms. This has been tricky over the last few months but we also looked at local friends’ houses last summer, where they had installed various different brands of sliders and bifolds, and were able to get a good feel for them from their gardens! Comments (8)Seating needs to be central really as we need some sort of sideboard/dresser against LH wall. If more space is needed could always reduce length of the kitchen unit run along back wall. That offset pendant looks interesting, thanks - I'll look for one in brass.) I was wondering if such a light existed that can be hung both sides of the window to meet centrally and hang below it (I've been unable to find such a thing though!).
