Open plan kitchen diner...incorporating existing chimney breast
Comments (6)Hi there, we deal with this issue on a daily basis, generally we will always try to remove the chimney either to roof space or entirely (including roof stack on main roof). These options do of course involve the party wall and advice and guidance is needed. We do provide our own free PDF advice here. Failing to remove the chimney, you can as you mentioned, have shelving units etc. along that same wall to hide the chimney. Alternatively, you could use the money saved from the removal to purchase a heating system which could be fitted within the existing chimney flue (just a thought!). One piece of advice (hope this isn't out of turn!), your extension beyond the rear of 1500mm internally is a very minimal gain for the expense of the steel work involved in removing the rear wall of your property. We would generally advise against such extensions as you are not gaining enough floor space for the cost of works involved. The only way to save on some of the fabrication/steel costs would be to have a support post where your two large steel beams will meet, this then may impact the open feel you are trying to achieve! If you would like to discuss this further please don't hesitate to get in contact....See MoreOpen plan kitchen layout for kitchen diner/playroom.
Comments (16)An L shaped design sounds fine to me and I think it's practicality will outweigh concerns about it dominating. I agree a soft white is nicer in an older property and a more modern look than gloss but I don't agree that a painted finish is better with young ones as it can chip- I would look for a laminate door which despite being perceived to be lower quality will likely stand up to rough treatment...See MoreDesigning an open plan kitchen diner.
Comments (11)Hi, Have u considered a walk in pantry in the space next to the loo where the kitchen table is? Then put a wall of floor to ceiling units/fridge unit beside it. I'm not sure how deep that space is but is there room to have a walk in hall cupboard behind the floor to ceiling units? It could be accessible from the door to the hall you are planning to block up. I find corners in kitchen work tops difficult to actually use. Could you have a straight run of units under the window and a second straight run in the middle of the room, thus creating a galley type scenario but in a bigger room? You could then put the hob/cooker opposite the sink. This would give you two straight runs of worktop, which should create more useable worktop space. Pantry could save you having to have wall units, so giving a more open airy feel to the space, also could save you money in having to buy kitchen units. Good luck....See MoreHow to create open plan kitchen/diner
