Will I have any space between Island and kitchen unit?

Please help. I want to have an island table in my extension kitchen. The problem is there is a wall in the middle sticking out and shouldn't be knocked down.

The length from the wall(where soil stag is) to that wall is 28500. Kitchen unit 600 and walking space both for at least 1800 then I will only have 450 and really not worth to have 450 deep island table in the middle but the island table is my must-have item. Any idea would help. Thank you

If I were designing your space I would have designed it as a peninsular too. Coming from the end of the left wall run into the space. This would give you adequate seating and you take better advantage of the views out the back windows.

Look again at the post and edit it because the measurements you have given don't make sense.
My suspicion is that if you have given too much space between the units as you need a minimum of about 1000mm to work and probably 1400 in a space that also needs stools/chairs

Thank you for your comment. Good new is I measured again and realised I have more space of 3050 but still not enough. I only put 900 each side of the island table but you said minimum is 1000 so it will be still too cramped.
I will have a small breakfast table attached to the end of the island for 3 seats as it's opened space to the right side extension. I don't think it affects. Unit 600 island 900 minimum space of 1000 between unit and island then only 550 left to the right side of the island. if I give up unit on the left side wall, end up having small storage and not functional. Errrr What should I do.....

Ideal spot for what the Americans call an appliance garage - ie cabinet that goes from worktop to ceiling with a pair of doors or roll front shutter, with shelving for all your gizmos - ie mixer on a roll out shelf all plugged in and ready to operate - juicer- bread bin etc - if you want to put a toaster or bread maker in there be aware of the heat - make sure when it's rolled out it's got enough clearance not to be a fire hazard !!

Absolute minimum is 3ft but it works and I think looks better with 4ft. Consider if you need to crouch down to oven etc and if it is a one or two person chef kitchen for people passing etc

I agree with Jonathan. At that height it doesn't serve any purpose, as a serving hatch nor to socialise. The hexagonal style units and shaker style doors do date the kitchen and so the curved hatch is in line With the current style you have...if you would like to utilise it, I would consider going lower to use it to socialise with those in the living space or simply keep your eye kids (if there are any) if they too are in the living room. If you would like to modernise the space I'd consider making everything about square; have square end panels for the cupboards, plain doors, make the hatch a rectangular shape to give it All a Contemporary edge. Suggest you try a peninsular rather than an island.

For a stand alone island I would need to look at the space in more detail and spend more time on it but you may need to consider placing it an an angel and losing a little of the top of the run (left wall) but replacing those units on the other side on the stairs wall - which you would have space for if the island was at an angle going into the space outside the utility. It's unconventional but would get you what you want and take in the views.

Yes, I did knock the storage down under the stairs and put units and it looks nice and the kitchen would look a lot larger. However, I think the design is not accurate because it's designed the length of 2850 between left wall where soil stag is and the left pillar(?). I am sure I can't have this much space even with 3050 length.

I don't know why I am obsessed with island table but certainly will consider peninsular shape too as you guys recommended. Thank you very much.

Try putting the tall units on the stairs wall.
Put the sink and hob in the main part of the kitchen in the shown L-shaped run this will give you more surface to work on. I would put two ovens under the worktop to create more work surface.
Then put a breakfast peninsular at the end of the run of units on the stairs wall.

Furthermore an integrated Fridge plus integrate freezer will intrude less into the room and visually take up less space than your model shown.

I wouldn't put the hob on the end of that island for safety reasons. Would be better in the middle if you can move the sink elsewhere. Depending on what you island consists of, sometimes 900mm gap can be enough. Although 1000 is ideal if you have nothing to open then less is fine. Also depends if you're having drawers or cuboards. For example 300mm or 400mm doors need less space to open than a 600mm door. I'm sure a kitchen designer could come up with an island that works for you.

I heard that it needs minimum distance between induction and sink??? That's why I put induction in the end but if there is no regulation, I want to put it in the middle.

At the moment, there are induction, sink and integrated dish washer next to the sink on the island and no space to put ovens under the worktop and that would work for me.
I can't visualise Jonathan's idea of peninsular shape kitchen in my head as the kitchen is opened space to the end of the living room extension as my son's play room and I want to see him while I am cooking and washing dishes. Also, I need to access to utility room too for another fridge/freezer and laundry stuff. Under the stairs is tea making area so my husband can make his tea without disturbing me as the main fridge freezer is right next to the stairs. This design is first attempt so I will change American style fridge/freezer to integrated one with ice maker in.

Peninsular~~~ how could it work?

Where are you purchasing the kitchen from? They should have a designer who would do all this for you. The designer should be able to show you many different layouts after discussing your needs. It is well worth using a designer rather than trying to figure it out yourself. Your fitter will need proper plans to work to or it could be a disaster.

It's Schuller and the designer only drew what I wanted. He hasn't given me any alternative layouts yet. Do you think they will make another design for me before I sign the contract?
To be honest, It's been so so hard for choosing a kitchen brand because of people's attitude in the North East.
I went to Howdens and Wren as well as Bespoke but the owner of Howdens wasn't nice and didn't give me any information because I asked for a business account and mentioned about my builder who has a very good partnership with him. So he didn't want to give me any prices.
Wren's designer was very rude and had a terrible attitude but I quite liked Wren's true handleless design only if I had a well mannered designer.
Bespoke designer was very experienced and quite liked but they don't make true handleless. Also he said I have to be committed other than that he wouldn't give me any quote and if I am not buying it's wasting his time. I couldn't believe he said that.
Lastly, I went to Schuller and I expected that it will be very expensive but it was actually a lot less than Wren and designer and the owner was so polite and quality in my eyes was very good. All in all quite happy with them except they don't make custom sizes.

I don't blame you for not buying off a company who weren't helpful. Sounds like you are happy with Schuller overall so I would go back to the designer and raise any concerns and ask for alternative plans. I'm sure the designer would do this for you rather than lose a sale. If you are not happy with design after this I would look elsewhere.
