Open plan achievable here?

We would like to knock out the remaining walls between kitchen and the dining room on the attached picture. I know we will need steels in to support but is this a hideous job? What sort of costs would you anticipate? The combined width will be approx 7.5m. (Will obviously have a structural engineer look at it but currently on holiday planning my future home!)

Maybe £3-400 for the RSJ, another £300 possibly for the calculations & £500 upwards to install depending on what you want the finishing to be or include.

Presumably you mean this wall:-
However, I don't think it's going to be as simple as just the one wall. You already have a load bearing pillar and it will need amending and possibly the two RSJ's bolting together standing on a bed of concrete. This will involve different calcs, more complicated steels and a lot of digging for the base support ( probably around a metre cubed depending on load bearing )

That's helpful thank you. I think we will need to replace the current supporting section and put in (at least one) new RSJ to get the open plan layout to function properly.
I was thinking we would replace the floors with concrete/resin anyway and probably put UFH in while we are at it... broad brush budget achievable with £15k?

Thank you all for your comments. kl55hp your project sounds equally exciting. One thing that I learned so far is the need for light, big windows, big doors!! We have exactly the same dilemma regarding living in the house during the building work; it will save a lot of money as well. You have definitely thought this further than us. Sounds like there is a consensus regarding using a professional to help us make some decisions! OnePlan, thank you for the pictures the colours are spot on. Were thinking of a slightly more modern look by incorporating some gloss cabinets to reflect light etc. Thank you all once more!

Hi all, Thank you for your comments; I appreciate them! Natasha - the units you have suggested are very much what I had in mind. We will have a shaker kitchen and the media unit would also be shaker style and would have 4-6 cupboards with the TV in the middle with book shelves either side. Part of the reason we kept a partial wall was to make the space more usable. I can’t envision how the fully open plan room will be able to meet all our needs, but I am open to ideas! I feel that open plan would be more impressive, but potentially less usable. With regards to the doors. I do plan to reverse the doors both into the kitchen and family room part, but couldn’t work out how to do it on the app I used for the floor plan. It is a 1920s house and we have the original doors which we are planning to keep. We are also keeping a lot of floor space as when the table is not extended, we still have young children with lots of Lego and trains etc. I plan for these to be hidden in the cupboards at bedtime. J - we haven’t installed the kitchen but we have ordered it and paid a big deposit. Some of the units are bespoke/irregular sizes and I don’t think we would be willing to change this. Hey Lee, Just another idea not covered above, without moving the stairs or load-bearing walls (which is obviously super expensive). I wondered if you could move the new WC and utility in your hallway space, using that space also under the stairs. This would then do a similar thing as moving the staircase to open up the space but would leave you with wider rooms rather than narrower ones. I'm also not a fan of long halls as they are a bit of a waste of space. So if I can ever get rid of them I do! I am also not a fan of a WC right off a living/dining space so having this off the hall seems more logical. If you also have the WC in the utility/panatry area your guests have to go into it to get to it, which for me defeats the purpose of having this hidden messy space!!! The doors between spaces can obviously be adjusted, you could also enter the utility from the dining area if preferred but I've seen so many great designs for small utilities/WC's that would be great in that space. Purley going from the thickness of the wall between the dining area and old utility, I assumed it was load bearing, so left it in, but could open it up, or if you want more of a broken plan feel, you could put barn door type dividers in or glass doors to let in light but keep spaces sperate. Depending on how load-bearing the walls are. This should only mean a small stud between WC and utility and then the old utility walls in the new kitchen space. I blocked up the door between the dining room and utltiy but this also could be kept in if you don't mind accessing it from this room. Hope this helps :) Rhiannon

Sounds more than reasonable! As you can imagine we do all our own labour, hence, I'm pretty rubbish at knowing how much other trades cost!
