Our new gym/office/storage

Yes, all three :) somehow! Need help furnishing the office area to be hard working, but looks rich (a la John Saladino!) and comfortable.. not least for a peaceful afternoon dose-off! It's a pitcher roof (lowest points in right and left sides of photo, with those sides walls quite short at 1.5m. Thanks in advance!

This is a Lin off-white leather sectional, a white Wassily chair and a (big & functional) desk that I have.

Hello Mawlw, Yes storage in a small room can be tricky... If you have files and things... The last thing you want to do is have large pieces of furniture storing things... I would suggest putting a shelf all the way round the top of the wall but far enough from the ceiling height to allow for storing files etc... Paint the shelf white all the way around and even buy white files... Or boxes... that way you can store out of your eye view and still find what you need.. This free's up the space so you can make it appear bigger than it is... If the walls are not partition then you can add more weight just remember the raw plugs!!... Get really good brackets, Ikea do some lovely wooden ones No need to paint those.. I'd say 3 per shelf length of a m2 length & continue all round the walls to the window but not over unless there is the height above.... The other thing is that if you want a stylish office room. Get a good chair and you can get a table and shelf combo that leans up against the wall... See images... One of them is from Houzz! I love them both though... You get more floor space which in turn lends to a tranquil working environment... . : ))

Hi ! It's something that with proper planing can all be sorted ! It's just a case of sitting down with it all drawn to scale and working out what goes where!! Eg to claim your loo back and add laundry area under the stairs might be an option. Then add cleaning supplies cupboard in the loo of a more proportional size etc ! Drop down table might be a solution for kitchen ? Or fixed bar rather than table... I would consider what would be nicer to use rather than what will add value to the house. consider all the little things like, which one would give you nicer light to be sat in all day? which one would give a better work/home boundary (for example if from your kitchen you’d see into the office would you be thinking of work while eating dinner, that kind of thing!) Also which space would be missed more, the garage or the bit of garden taken up by garden room. we’ve just ordered a garden room for a home gym, we originally planned to use our garage but realised after a few months of living here that the garage was much more useful for storage and a workshop, and that a garden room would be much nicer to work out in!

What kind of gym equipment do you have ? And what sizes ? As you need space to get on and off and some pieces need space to move etc do you need space for free weights and a mirror ?
What sort of office equipment do you need to accommodate ??
One of the biggest issues will be room temperature - as a gym you need it to be cooler than most rooms in a home - but as an office - somewhere you sit and work - it needs to be warm !

Thanks for your input. I have a blood condition which strips me of oxygen pretty fast, so I'm advised to do low energy weight exercises. Plus walking. I'll still buy the equipment, which I'm thinking would be a full-gym machine, maybe a rowing machine and either a treadmill, bicycle or stepper, as area permits. I suppose weights are a must, too. As for office equipment, a big desk (mine is 190x95cm, depicted to scale in attached photos above), a printer, shelving and closed shelves for unsightly files. My wife wants to give me that big sectional sofa which I think is proving too big. I do need comfortable seating for that escape time to read a book by one of the windows. A sofa will prove handy for the odd siesta! In our neck of the woods it's naturally warm, so an A/C will be on most of summer, both for work and the workout.

Note: my wife keeps telling me lose the storage. Which I'm ready to do, and live a little!
