Here is a remodeled kitchen that has been designed as a open concept. If you were going to remodel a room in your home, which one would you start with?

Thank you. Yes this design really opened up this kitchen and gives it that inviting feeling. Nice size kitchen for the family holiday cooking!

I feel your pain and you are not alone, albeit yours is an extreme case. We were left with a crap subfloor in our (cripplingly expensive) kitchen extension. I won’t bore u as I posted about it before. The only real solution is to rip it out and redo - however due to underfloor heating and a kitchen being installed this isn’t immediately feasible and without an admission that thingsarent right (settlement my arse) we aren’t in a hurry to address things, even cosmetically, we can’t afford to! my friend and neighbour is 3 yrs down the line following building work and only just finishing (small Victorian semi!) due to a whole litany of bad practice-builders (with every credential going inc loads of recommendation) went awol, Plumber’s work led to condemned boiler., all new bathrooms had to be ripped out the list goes on. another friend is paying 15k to have roof work redone after a bodge job from her builder who got off at court due to a technicality. theres no answer other than confronting them, escalating cases to legal eagles, and naming and shaming those who rip u off and take no responsibility for bad practice or even sometimes genuine errors. once u get your house back you’ll soon get inspired and want to finish it off nicely (and quickly)! Have u lined up someone to redo works?

Whilst there can be occasions when it may be more hassle/work to re-fit existing kitchen units into a completely new layout, this doesn't look to be the case with what you want to achieve. Your kitchen looks in good condition and you want to have a single run of units on the wall opposite your new sliding doors. As a carpenter & joiner I'm struggling to see any difficulty with such on the basis of the info you've provided. At worst you may need a new worktop or section of such and/or end panels. If you've got a full wall of units the opposite side you could potentially use some of those to form your new island (depending on what sort of configuration you have in mind), with the addition of new doors, heavier end panels & stone worktop to contrast. There shouldn't be any problem with re-using your range either (just check sizes), and £100 or so spent getting an oven cleaner in should have it looking great with your new layout, until you decide to replace it.

You might also think about the bits you don’t like and what it is missing. On first glance it seems to have very large front windows but the view appears to be car parking. It seems to have a modest entrance and your inspiration picture is grand so perhaps the entrance should be bigger. If sounds like you don’t necessarily want a Georgian house- perhaps something less cottage like and more imposing is what you want. The floor plan shows a kitchen that is modest by today’s standards and could perhaps be bigger. And you appear to need more bedrooms- you should perhaps think about if these all need to be next to each other. But I do think you need to get the brief straight in your head otherwise you might to paying a professional for design you don’t like. A concept planner might be a good person to speak to- try OnePlan who will help explore your options and then visualise some of the solutions.

hi Frances, I think you can certainly retain the ufh and install an island. the main think you will need to ensure is that the ufh will be sending heat under your cupboards, so it may be worth getting this heat out from under the units by having through ventilation in the plinth of the island. if your builder is aware of the ufh, which will be laid in a screed, they should be able to carefully break out the screed using hand tools and still keep the ufh in tact. it just needs a forensic approach. The ufh will probably have around a 30÷40mm cover from the top of the pipe to the top of the screed. If the distance is worked out you can mechanically cut the floor without damaging the ufh and then install a cable in the run to pro ide power to the island unit. if you are moving a cooker to the position you may need to move the dedicated supply cable. if the supply line is run in an armoured cable you can install it without a conduit and it will still have good mechanical protection to the cable. hope this explains the process without being too technical. oh and one past point - in the final island unit you may find that you need to pick the items you store in the area as it will be hotter inside the cupboards due to the heating below. best Rowland
