I have a Georgian townhouse semi-detched, and want to create a wall ga

I know you need permission for any wall over a metre high, I would like to go twice that height. I dont want to have a hard wood trellis effect, attached to a shorter wall.
Any suggestions given the house is classical Georgian stone 1790 built.

Listed or not listed? If you're listed you'll definitely need listed building consent. If not listed...are you in a conservation area? Would putting in a bigger wall deprive your neighbours of sunlight? What do the other walls around you look like? You need to talk to an architectural/conservation specialist and to the planning officer.

It has some but not all of the original features left, my easy favourites being the parquet floors downstairs and front door. (the parquet was hidden by an awful brown/red carpet you can see in the hallway photo and was so excited to find the parquet underneath and get it restored!). We're getting the fireplace/hearth and wood burner done next before we can finally get skirting boards back on and some furniture at last! The picture rail had been removed in the living/dining room (but fortunately left in all the rooms upstairs) when we got it but you can see the ghosting of where it used to be in the wallpaper stripping pic (the original plaster had completely come away from the lathe on the ceiling in places so we had to remove it all before replastering). You can also see the original pine 1-over-3 panel interior door, complete with old brass knobs which we have throughout the house. I also recently discovered we have original red quarry floor tiles in the kitchen under some fugly lino and thin layer of cement so I'll be chipping away at that eventually to get it uncovered. Whilst these were all good finds the property was actually a repossession that had been sorely neglected. You couldn't use the front door when we first viewed the house, the electric, gas and water had all been disconnected and it was full of junk. Would be more than happy to swap ideas! Just wish I was at the decorating stage already. We've been living in one bedroom for 8 months now!

Quick update: The three bedrooms and landing were spray painted. Not entirely convinced it saved labour and have to factor in purchase of spray painter and used double the amount of emulsion. Plus felt guilty not using my regular decorator :( We have now started work downstairs. At the rear of the house (see plan posted previously) was a bedroom and dining room. Decided to take out the wall between the two to make the two rooms into open plan kitchen/ diner. Unfortunately the ceiling came down when the wall was taken out so additional work required to rebuild and plaster. When renovating always expect the unexpected! Although it cost several extra days in labour to make good, there was a saving in electricians time as he didn't have to scrabble around in the roof void to fit the new wiring! Ceiling and all walls in new room have been plastered and kitchen units fitted. Really pleased with the Dove Grey Shaker units with copper handles from Howdens. Had the cupboard handles fitted horizontally so they can line up with the handle on the integrated dishwasher (still to be installed) as well as the drawer handles. Dithered about a gas hob as I think people prefer (?) but went for an induction hob in the end as sits level with the worktop also thought safer as hob had to be sited into the breakfast bar. A lovely wooden beam (over hob) had been boxed in so we have pulled off the old plaster- it will be sanded down eventually. Next job; stripping out the old kitchen at the front of the house......

Thanks everyone. I think we are going to extend the hallway into the utility as this is the cheapest option and the utility needs doing anyway. We are going to remove some of the cupboards, so that the pushchair can go in the space created and move the sofa to block the playroom door... then we can test it out for a few weeks. I've reorganised the kitchen cupboards, moved the microwave and the plates etc and its made a big difference already to how the kitchen feels. Feeling positive :)

Hello and thanks for your prompt reply. The drawings provided show that the support beams are 203mm depth and therefore they will be too big to sit inside the ceiling void. As the weight per linear m is 23Kg as detailed on the drawings it may be worth asking the engineer to reduce the depth and and increase the weight so the beam can be inserted into the ceiling void. I note that there is also a couple of posts in the stud wall and these could be upgraded if necessary. I do not make these suggestions lightly. The main benefit of inserting the beam inside the ceiling is the removal of the shadow cast on the ceiling. The return nibs on either end could be cut back and if needed posts could be fixed direct to the brickwork to provide vertical support. There may need to be a spreader plate welded to the bottom of the post in order to mitigate the point load on the foundation. Obviously this is more of a structural design issue. Is there a good reason for not centring the bifold doors to the external wall? You have so much height on the flat roof why not put a warm deck roof on instead of a cold deck with in cross ventilation? Can I also suggest a warm pitched roof too. You may find Web Dynamics TLX Goldto be a very useful form of insulation as you will only need about 75mm of PIR insulation in between the rafters. I've never been fortunate enough to meet a building control officer willing to accept a heavy duty Catnic lintel over a 4M bifold door. I thought the under stairs might be the position of the meters. I would consider relocating these to an outside wall. Then turn the WC through 90 degrees and design it under the stairs. If I was planning a kitchen diner extension with a beautiful bi-fold door looking out into the rear garden would try and create a direct flow from front of house to the back. I would move the utility room into the middle of the house to provide a direct line of sight from the front door to the rear garden. GD3 would provide access into the utility room. I'd consider moving the door along the living room wall so it could open into the hallway. This would allow a 950mm wide fully glazed door to be placed between the hallway and the kitchen diner. With regard to the position of the new extension wall which is adjacent to your adjoining neighbour I suggest that you look up the party wall act 1996 booklet online here - https://assets.publishing.service.gov.uk/government/uploads/system/uploads/attachment_data/file/523010/Party_Wall_etc__Act_1996_-_Explanatory_Booklet.pdf The part that is of interest is "Line of junction - building astride the boundary". If you build across the boundary you should gain at least 150mm of additional internal floor space along the length of the outside wall. Also if in the future your neighbour decides to build an extension they can utilise your wall for if they pay half of the cost of its construction. I'm sure you know that you are responsible for paying all of the costs from all sides relating to the party wall agreement. If the neighbour on the other side is within 3/6m then you will need an agreement with them as well. The architects drawing indicates that the drain is not adopted or shared and therefore you will not require a build over agreement with the water authority. Best wishes Andrew
