Purlins are horizontal roof structures- do you mean that or do you mean the the side walls in the upstairs space can not be removed. In my opinion you need to be able to knock through the existing walls upstairs otherwise this space won't be big enough for the ensuite bedroom you want. A friend if the family has recently done this in a 1950s bungalow without issue so don't assume it's a non starter. I would estimate the cost of removing the chimney to be £2800. If it were me I would site a bathroom between the two bedrooms on the right and make the kitchen big enough to be a kitchen diner. If you need an additional room downstairs you could split that large lounge.

With things like the kitchen, bathroom and layout you will need you builder to quote for the work but if you haven't already I would recommend you get a designer or space planner on board at an early stage to make sure you get these key areas designer correctly for you and your space. As well as helping with trade discounts, an interior designer would be able to help with the styling, flooring, heating and over all design of the space helping to avoid costly mistakes down the line and making sure your project is thought about as a whole from start to finish - ending on budget and to dead lines. Choosing a designers it's more about personality. You want someone who can convey you and your needs and style so you need to click with your designer and find someone who can help you do that whilst being on the same wave length as you throughout your project. Hi Allyssa, we do a lot of work in the south east and currently have projects on the go in Sawbridgeworth, High Wych, Epping, Waltham Abbey and Hatfield Heath so depending on where you are in Hertfordshire (I appreciate some of the above are not in Hertfordshire but are close by) it might be possible?
