Ideas to best use kitchen diner

Hi all, we are in the middle of our 3 bed semi extension and I am looking for some advices on how best can I use my not so big kitchen diner. I have got the kitchen plan ready and it has an island. I need a minimum 2 seater sofa and need tv plus want to have a sleek 4 seater dining table. What layout would work best so that the space does not feel cluttered and kids have some space to walk/run about? planning to make the wall behind the dining as a featured wall with some stone cladding and adding led lights. Looking for contemporary clean line looks. The marked up space is a small shower room. I am struggling to see how can I best use the space behind it.

I like option 3. I don't like the idea of the island, I'd keep it as is and if the wall cupboards annoy you then only have them on the back/longest wall and have some extra storage in the utility for things you don't use as often or bulky items like slow cookers etc. As your hallway doesn't look large I think a minimum of doors is better and would keep the doorway off the kitchen as it will only be annoying to have to walk out and round thru to the laundry. You could also use the blank space in the hallway for a feature with artwork or a small coat rack & shelf etc.

Hi Claire, When you’re looking at concept planners or interior designers I would begin by looking at a selection of people. It’s important that you find someone who you get on with (that are on the same page as you from the start), as the entire process goes on for quite some time and you go through a lot with this person. It’s also important to get a few quotes and make sure you get lists of what you get for your money - as almost every pro does things slightly differently. They should all start, as Jonathon mentions above, with an in depth at your requirements and needs for the space as well as the property itself. Having all this information means we can then tailor a layout specifically to you and how you’re going to use the space. I personally begin by offering 3-4 different layout options with pros and cons. This gives you lots of choice and helps you to think about the space and to analyse it more clearly. I hope this helps. Yes we needed an RSJ and all of the walls underpinning as there were no foundations. Was very costly but definitely worth it as we live in that end of the house. I think that With having an older property, costs do just spiral. I can’t remember how much the RSJ was, sorry. i think our building work was about £25000. Can you leave the fireplace in and have it open so you can see it from both sides? Then have your kitchen and dining in the current lounge and your living area where it is at the moment but open it up apart from the firePlace? We’ve left in our old exposed stone work and cleaned it up.

Best flooring for open plan kitchen diner lounge?

Need advice on flooring ootions for new open plan kitchen, dinner and lounge area. Initially i was considering plain off white large tiles as it's a big space 6m x 9m. I am torn between the warm tones wood gives vs practicality of tiling and have considered wood effect tiling or luxury vinyl but i don't want it to look cheap as we are going for a high end look. We will also have underfloor heating. If anyone has used these any feedback would be very useful. We will also have a seperate lounge which will have double doors opening into the open plan area and I'm not sure if it should have the same flooring or different? Someone recommended engineered wood flooring for the front lounge...

This is the kitchen plan. The island has couple of drawers and there is one 600mm larder unit next to window. Is that going to be less storage you think ?

Ah that's better looking at that plan. Couldn't see the larder unit or wall units. Love larder units as they hold so much stuff. Sometimes in the corner the Lemans (at least to me) are a waste of money and space. They just seem to take up lots of space in relation to the storage they offer.
