Can’t decide what to do with this flat - help!

I posted this question over on mumsnet and they suggested I put it here also! Here goes...

We’ve bought a flat but don’t like the layout. It has one large, windowless “bedroom” at the back and we need to change it.

The bathroom and ensuite (if knocked through) would have a window.

We have two children so would really like three bedrooms if possible...

And this flat is very much an investment that we’re going to be selling in three years (if all goes well).

How would you change this flat?

I posted a similar chat about it before and got some amazing ideas. We’ve narrowed down to two options now, but work is due to start this week!

We’ve had approval and a quote to swapping the windowless bedroom and bathroom around for £15k (plus a few extra bits). But now wondering if that’s a lot to spend when we could be smarter in another way...

Idea one would be swapping the two bathrooms out (the weird black boxes mean windows).

Idea two - changing that windowless “study” into room with floor-to-ceiling internal glass that’s flexi so can open up (does that make sense?). It was my friend’s Idea and I think it could work really well and save money on swapping the bathrooms... but would mean my baby’s bedroom is always on display when the blind is open.

Go bolder with colour. I too have a white gloss kichen in my own home with a cement wotktop. It looks very very clinical, too clinical for my own taste to be honest but I'll have to put up with it for a while longer. grey walls might be ejust too cold What about a great strong blue on some of the walls, deep prussian, or a peacock blue. then play with some paler blue greys elsewhere. your choices of hard surfaces are a great foil for playing with colour. atomic red from little greene is an extraordinary colour that you could have fun with, bringing in a touch of mid century modern furniture. or picking up on the zeitgiest what about some delicate pale pinks and lilac tones. very calm and soft and totally on trend. mix with some copper tones and wooden pieces. lastly dont be afraid of pattern. a bonkers but fun wallpaper can make the space really interesting, kitchens are all to often left to be the work horses of the house and lack texture. wallpaper can do this. tie it all together with plain blind and curtains where needed in linens or slubby cottons. fell free to contact me directly if you are in the glasgow area or if you want a paint chart sent out

Hi Philip You can hang on wall whatever you like i guess. I would start with a question, is your room soundproofing sorted? After the whole room sound insulation you can then put on wall number of different styles of acoustic panels. And make that way your own art. They are made flat poster look likes or textured like recording studios. I would start with that. Then there are many companies doing large prints so you can use your own photo or picture or notes to make your own personal wallpaper. Just an quick idea anyway:) Kind regards Radek

A bathroom is a humid environment - this may adversely affect a wood or laminate floor finish. The humidity or water contact could cause the floor to swell and bulge. Cushion Vinyl flooring might be a good option - having a good finish can depend on how level the floor is, often it is a good idea to overboard the existing floor boards with 15mm thick moisture resistant plywood before laying the new floor finish

Help can’t decide on wall tiles!

If you’re really keen on metro tiles, i would choose the skinny white metro tiles but I’d put them in a herringbone pattern. Get a professional to do it and use a resin grout so that they are easier to keep clean. If you want something more practical, then go for big tiles with as little grout as possible. The patterned floor tiles are lovely! Definitely go with those!

I think that £15k for moving two bathrooms and a kitchen sounds like a bargain.
Obviously the easiest improvement would be to give the study a roof light or outside window assuming that is not possible I have another possible layout and hope that not moving the bathrooms this could work out more cost effective.

Thank you, Jonathan! I really like that! I am going to measure up as it feels like less effort than moving the bathrooms around. My only worry is losing too much light from the living / kitchen area
