Are we making the most of the space?

We are having our 3 bed bungalow extended up and out to side and back.
But I feel there is too much wasted space around bed 1, also the front door opens straight onto stairs, we are having upstairs 2 bedrooms and a bathroom so need the stairs in the middle to allow access to both rooms.

Any advice or tips would be great, thanks, Mandy

I agree that there are compromises with the small entrance, with the front bedroom and access to the guest ensuite and the living room has to be a corridor through to the back of the house.
Of course there may be practical reasons for these compromises but would a different layout be possible?

Thanks Jonathan, but, all the services are over to the right, so feel that the kitchen being there is too much pipe work.

I think the option of having the tv under the stairs.. Is the best idea.. Maybe have a tv, media unit made to measure if possible .. Draws or cupboards underneath for storage. Small shelves at the sides for little ink-naks. If needed.. A smaller maybe glass oblong table in front of the window. The table will still allow light through.. Making sure passable through to the stairs.. And the sofa on the back wall.. Lovely rug in the centre with coffee table or chest for extra storage if needed... Maybe some open floating shelves off set above the sofa. Use an accent colour with accessories.. From the rug or cushions.. Don't go overboard with large piece of furniture... Simple statements....

hi Kiln. im sure you will get lots of good ideas about your future plan in here. as Jonathan mention it before its good to have all existing plans posted too just soo we can see what would be the area to start with. by the look of the numbers you still have a decent sized rooms with 5 bed. your landing is too large still by a look of a numbers so think about a left hand side of a rooms and move all studs towards to the right close to the window and by calculations then you could create about additional 3-4m2, also start to think about to reduce the size of a bathroom and have ensuite shower areas and increase a size of a beds. with 4 beds usually you have no more then 1 main bathroom and all the rest would be ensuite and separated for family members using a room. if you would like to have a good environment for your family its always good to have ensuite rooms as it would give them a privacy in there rooms and you would have a main bathroom for guests friends and family but that would leave you with 4 rooms only. i know its hard to decide if 4 or 5 beds is a better option but as you would like to stay there for a while and give your family a best use of a space take in consideration how many family members you would have in a house at a time and what is there preference? following that guide you would easily make a call on the amount of rooms/bathrooms to have and how to split the areas.

Thanks Jonathan, I can see how well this design works, however it takes away the garage which we need and we want to try to avoid knocking around the shower room and utility as we want to do as little work (and spend as little of our budget) as possible. We’re trying to see if we can get a decent kitchen/dining are just from the kitchen/living area when it is knocked through.

We are hoping to have dual aspect from front to back with lounge, dining and kitchen open plan, then at least 2 bedrooms to the right,

We downsized from a 5 bed house, have 4 kids( none at home) 7 grandkids and primarily family time is our main enjoyment, with 3 of our kids living local, but 1 son and his family ( 4 kids) living in yorkshire so need space for them to sleep and also just to add to things my mum may need to come live with us.

So, need to maximize space!
Is it a big ask?!
