Hi I love the look you have achieved with your beams - What type of wood was it and was a stain used?

Thank you we are having Glulam beams and keen for a similar look but there are so many stains!

hi, I agree that turning the kitchen into ensuite bedroom is a smart move, as the current layout means that you have to walk from the kitchen (with the meals) through the bathroom? Or maybe there's another access, but still open plan kitchen / sitting / dining room would work better. They often say, when buying furniture for a small space, choose the ones with built in storage (bed base with sliding drawers, puffs that open up, built in wardrobes if possible, etc.). Also when choosing tables, don't go for chunky pieces, but buy the glass ones, with thin legs, so they create the effect of bigger space. fix few mirros on the walls? Maybe large wall to floor mirror in one place (if you can stand them!). Plenty of shelving, tall, but slim units would work best. Also have you got a loft in the house? you can keep some of the stuff there. Last port of call is always just to rent a storage unit (you can find surprisingly cheap ones these days), and store the stuff you don't use every day. Lovely house and location btw!

The thing we probably like most about this house is the feeling of space. People may feel that the halls and landing are wasted space but it gives an openness which we'd lose if we tried to shoe horn in more rooms. There's also the issue of creating a middle room in the downstairs hall which is already a dark place, due in part to low ceiling, dark parquet flooring and dark stained woodwork - wood will be lightened. Already on with that arduous task. I think the builders got it right and what we've got is a great space that flows, just needing a tweak to bring it inline with the way we live today.

i used glulam before which is similar to the one you talking about but im afraid most of the structure engineers and inspectors are not happy with more likely just because the system is new and they are not too sure about the result in a next 20 years.

Hi Sorry to wade in again. I've not read everything above, just some. But you can get away with 1700mm head height at the centre of the top step to a single bedroom in the loft. I have done this before and the BCO accepted my proposal due to 'physical and financial restraints'. Alternatively if you want to achieve 1800 or 1900, put a rooflight above the head of the stairs and then you have additional head height. However, there is a hip rafter which will be deep running across the head of the stair! If the loft is only going to be a bedroom you can use a short step staircase like on a ship. and position it in another location on the first storey so it access the loft with better head room. Alternatively rearrange the first storey to have a staircase access the second storey in another location. Possibly the bathroom or an en-suite. Otherwise, without faffing around with the building a lot just to find extra head room to shoe horn a staircase in, You will need to alter the roof above the staircase where it is currently shown. But you have that hip rafter in the way so that needs to be taken care of to free up the roof for a dormer extension. Otherwise the suggestion above with an image of a steep gable to the front and back would allow more scope for a normal staircase to function. I would say the second floor layout needs to change to allow a staircase up to the loft with headroom at 1800. This would be the cheapest and lease disruptive option. Considering you are altering the first floor anyway. I just think the layout needs to be tweaked.
