Kitchen Design HELP!

Hello everyone.

We have been dragging our heels for the past few months and its time to make a decision about our kitchen. We have a Victorian terrace and have obtained planning permission to extend to the rear by 2.5m. We would have liked to extend into the side return and wrap around but the cost was too prohibitive as we are likely only going to be at the house for 4-5 years.

The main objective of the work is to have a kitchen/diner that has a connection to the lounge at the front of the house. The problem we have is that the house is already long and thin and we are making it longer. The position of the stairs means that the hallway acts as a long corridor and we are also limited for somewhere to put the toilet, WM/TB and storage.

Any thoughts would be appreciated. We seem to have run out of creative inspiration.

So, the builders are booked to carry out the open plan. Did the kitchen retailer rounds. Wren, Howdens, Sigma3, Avant Garde and AC distribution. Still to do the 3D designs, but thats all planned this week with all except Howdens. The Avant Garde are selling Symphony and Mobilturi. Heard bad reviews about Symphony units. Ac distribution are interesting as they make their own units in Wales. They appear reasonably made. Anybody use AC distribution or Avant Garde in Cardiff?

Hi Hayley. I think I would use the garage as a living room - it will be such a nice space with the exposed beams, and putting a fire in here will make it amazing! So, I would make the kitchen and island similar to the below - you will then have space to have a walk in pantry or utility room (or even just other storage) behind the kitchen. If you are wanting/able to move the boiler, then this would open up more space, but would also cost a lot more. If you went with this sort of layout, there is a few ways you could configure the full height kitchen units. I think its important to have both an island/breakfast bar, and then a free standing table, as i feel the image you shared above from Wren, there is a bit of a disconnect between the kitchen and the island. Personally I think the biggest improvement to this design would be blocking up one of the windows…. This would mean you could have all of your tall units together and then a large uninterrupted run of preparation space. Separately I think the breakfast bar is unnecessary as it’s in an area that you will never use- you are going to do everything around the sink and hob

Hi Tofi, Have you gone to any other kitchen designers? You could have a look at Howdens, Wikes, Ikea etc. Knowing what style of kitchen you like is important and then the designers can see how it would work in the space you have available. I would consider the cost implications of adding an extension, when, I don't think it's necessary.

I do like Jonathan's plan above, but it does involve a lot of knocking about and moving things.

I would consider that you don't need an extension at all, just work with what you have and open up the space:-
Of course if you still want the extension for more space, then you can use the plan at the top, but the one at the bottom I personally think opens up the space, gives you all you need with minimal fuss and expense. As you say, you're only going to be there 4 or 5 years, so why pay out to add another 7 feet?
