Need advice on door openings on plan
Hi guys,
I have my plan back. Im focusing on the door openings. Is there a better way to do these? For example, as it currently is, if I walk into the lounge the first thing I have to do is side-step the sofa. Am I thinking too much about this, or would it be better if the doors were hung the other way?

Comments (5)I would raise the curtain poles up and make more of the windows. I would suggest a round dining table, extendable as mentioned. I think as it is a new build you probably need to keep to modern with an eclectic twist. Changing the flooring doesn't need to be over expensive but would make the room feel bigger and would give you more flexibility. I would use warm neutrals on the walls and use colour in your soft furnishings, rug and accessories. A few fab pieces of art with colour would look great. As mentioned above you could easily change the point for the TV. Use good quality wood floating shelves and you can have a space at the back pre-cut on order for the wires to go down and hide wiring and access by a cable tidy in a neautral colour for the walls. This will take away furniture on the floor taking up space for the TV and digital box, Xbox etc. Making the room feel bigger and this TV was on special bracket so you can bring the TV out and re-position or tilt up and down. Comments (20)Brian, I strongly suspect any solution similar to those in the photos you have supplied will be extremely expensive. As you have mentioned, you have already had one company provide a price which was at a price you envisaged. Unfortunately, a designer solution such as this is rarely scalable in terms of size, the fact that you are mobilising a designer, fitter etc. will carry a substantial price from the outset. Comments (10)Yes, Karen makes a really good point there and as you get closer to deciding exactly what layout you'd want in the kitchen it's the practicalities like that - something we look at in detail with our clients. One of the reasons a lot of people choose to use a designer rather than a kitchen company is because we can sit down together and really chat through what matters to you in the space, how you use it, who'll use it and all the individual stuff that will make sure it's 100% bespoke to you - like the styling and flow between your rooms. There are plenty of independent kitchen designers like Karen (I think there are a couple of others on here too) who will be able to help you come up with a great layout. I guess one of the things to consider is if you just need the practicalities of a good space layout or if you want the layout (with 3D pics and videos to help you visualise the space) but also the design element and finishing of the design with lighting, colours and soft furnishings and all the things that turn a space from just being super practical, to super stylish too. The other thing I thing I mentioned before is that a good designer will also pass on their trade discount, so I know for a lot of my clients once I've passed that on, it makes the fee even less. Comments (4)Do you need a second full bathroom. I'd change to a shower room with a cloakroom / storage area. Go lengthwise. Change also the Kitchen to where the second living area is. Swap the second living area to living / dining. Much nicer to sit and relax over looking the garden. I don't know what type of flooring you currently have in the dining room. If it's floorboards then you should be able to have the kitchen left and plumb out to the right under the floor. Obviously if it's concrete this won't work and you'd have to have a further shuffle about! I presume also that you can't just fit in a toilet under the stairs as the meters are preventing this? ( I know that moving those can cost a fortune! ) Opening the front door and being able to see front to back makes the house seem a lot larger. So, yes I'd sacrifice the layout of the bathroom if a larger square bathroom is not needed. If you can't plumb the water drainage from the kitchen across from left to right then you are better off with this type of layout. Personally I think you suffer from lack of counter space even with a long island, but it's do'able with careful planning. Plus, I also think it's odd having two living areas back to back. I'd take the advice of a builder and see if you can sort out the plumbing. Go for the first plan with the bigger kitchen in the middle and the living / dining area at the back. Good luck!...See More

Rumi: I take your point about teh sliding door between kitchen and lounge, but its a cottage so may look out of place (I may be wrong!)
Ive now got the bathroom door opening out. Do you think I should move the door to the left of it further down the little hallway a bit (closer to the single bedroom) so theres a bit of space between them? Im just thinking of the scenario where someone comes out of the single bedroom - and if the bathroom door has been left open - they walk into it.
Danielle: The house requires full rewiring - so its all up for grabs as to where the light switches go. The electrician said he would help with placements - but just as an indication - where would you place the light switches? I presume the opposite side to where the door is hinged!?
