Moving a staircase.

Hello,
Is there a way I can change and reposition my staircase to gain more space on the first floor of my property? At the moment it is relatively narrow and steep even though we have a reasonable hallway and landing area, and we also have a chunk of bedroom 3 missing to allow for headroom on the stairs. Any opinions would be really helpful.

Hi Meganrose - whilst you seem to have a lot of space at ground floor level, there is not space at the top of the stairs to shift the staircase along in its present form.

The key thing to remember when changing a staircase is that you will always need the same number of risers (steps) - on plan it looks as if you could theoretically "take 4 risers off the bottom of the staircase" and put them at the top in the form of winders. - see attached sketch over your plans. This would mean that your required headroom would shift and you should be able to take the "chunk" back for bedroom 3. You will also gain further space in the entrance hall which may be useful as coats storage etc(?)

With this alteration, the steepness of the stair would remain unchanged, however as you will be rebuilding the staircase you could also take the opportunity to change the slope of the stair (by increasing the treads and or decreasing the rise - it is the combination of the tread and rise that determines the slope or steepness of the staircase). How much this can be done depends on the available space which is impossible to tell on the given plans; a measured survey would need to be done to work this out accurately. To comply with Building Regulations, 2R + G should be within 550mm and 700mm; which means that 2 x the riser dimension plus the going dimension (meaning clear tread dimension) should like within these figures.

You need to see that every room upstairs and down in a square around the galleried staircase will be affected. Therefore, it is a really big undertaking. You are not really talking about moving a staircase, which can be relatively easy. You are talking about building an entirely different shaped one right in the middle of the house, with the landing round the outside, which affects all rooms near to it. Therefore, you would have to have the property assessed by a structural engineer to determine all load bearing walls and then have an architect draw up plans. It is most definitely not close to simple, nearly everything is 'do-able', but at what cost? Entirely depends on which walls are load bearing and what can be moved. Imagine trying to create a square in the middle downstairs for the larger galleried hallway, you then have to echo that upstairs with the addition of a landing all the way round, it affects all the rooms, like this:-

This is a small cottage in a village near to me - it’s been done amazingly well. The stairs are the opposite way round to yours, (as I suggested above) - and they have had a tiny side return extension. By having the stairs opposite to yours they have been able to make a small corridor to the third bedroom (that they have as a bathroom) and they have managed to put a second stair case in to the attic. oooo so a two story extension effectively? sounds beautiful. I doubt I could afford this - I was budgeting £30k for a single storey extension to the kitchen and £6k to reverse the staircase. I wonder, do you have a v rough idea of what a double storey extension would cost? (in Bristol) as that does sound amazing - I know you cannot be exact - I can only extend the same length as the kitchen as the garden is pretty small at the back ..
