It’s my understanding that this is white oak. Mind you, I’m just the extremely talented and humble photographer, and I have zero experience with the building process. All this is done prior to sending me an email to shoot the structure, so I could be misinformed.

This home is a multi million $ new home project and only the best materials were used, as with many of my home galleries. I hope this helps.

Hello Ratty, There are so many options available these days, choosing the right thing can be quite daunting. I'm sure you won't be surprised to read that I would suggest tiles, as a very practical choice. They are so easy to keep clean and work really well with underfloor heating. As Minnie suggests, Bert & May have some beautiful tiles but as with most encaustic tiles, they are quite thick, so you would need to check the level of your existing wooden floor to make sure it is compatible. if you like the idea of hexagon tiles, you could have a look at our Fizenze range. Hi I’m also a developer/PRL, and the best price of advice I was given when I was starting out was to remember that on low to mid range profit projects (if not all projects) controlling your spending is the most important thing to remember, and every £ you spend is a £ less profit. I too hate uPVC windows and would not have them on my own home, but many people do like them and see them as a positive when it comes to buying/selling – just look at the houses either side of your house, and I assume along the whole of the street; people do like them! With my developer head on I would suggest that you try to work with what you already have - clean the uPVC frames inside and out with a solvent based professional cleaner, these really shift dirt and marks, and to a certain extent make scratches less noticeable as it removes the ingrained dirt. Replace the interior handles – new ones can be found online at around £1.99 each if you bulk buy. Replace any worn seals with a new universal fitting seal (approx £16 for 20m). If any of the windows are blown/misted, look at replacing the sealed glazed unit instead of the whole window, again the sealed units can be found quite cheaply online. With regards to your porch, it looks like it is integrated with the front window, so removing it would be a time consuming and costly job, so I would leave it as is and possibly look at just replacing the outer door, ideally one with a glazed panel to give a bit more light. I know you said you don't like uPVC doors, however, composite doors are more expensive. As you won't be living there does it really matter if you install a white uPVC door, as long it is the most tasteful and least offensive one you can find. An alternative would be to install fully glazed French doors with both sides opening, which would possibly mean that the doors can open inwards. All of these can be bought online and be fitted yourself – however, you will need to check if you will require a FENSA certificate issuing for the work, otherwise this could cause issues when you come to sell. I wouldn't advise painting the uPVC, as it is really difficult to obtain a good finish, and nothing looks worse than poorly finished paintwork either inside or outside. As others have said, remove the nets, put up some nice curtains (these can be removed and reused on other projects), don't worry regarding privacy, as again you will not be living there, and it will allow more light into the room. If the privacy angle does bother you, you can always put a plain white voile (costs around £2 per m, and a couple of £ for the rod) up at the window with little or no fullness, which gives a more modern, less fussy finish. I would move the dustbins to the rear of the property, and put a couple of large pots in the front garden – I tend to use Olive trees as they can be shaped and don't mind too much if they aren't watered regularly – these can also be removed and used on other projects. As a tile importer and retailer, it's very rare for a porcelain tile to crack if installed properly. I'd not recommend juggling your Le Creuset to test the theory though... More and more tilers are using a decoupling matting such as Durabase to take as much movement out of the tile as possible. We also supply flexible adhesive and grout, so with a properly flat floor, it's rare for us to get a call from a grumpy client. We supply a lot of large format "infinity" look tiles, where you have an identically sized anti-slip External version of the Interior tile. Most are 8-9mm, so need a concrete base that mirrors the internal floor. If there is a 20mm version, then a sand & cement base can be used. As for kitchens, always tile the entire floor before the kitchen goes in. This means that the kitchen installer has a blank canvas to work on. It also means that the floor is completely sealed, so the chances of liquid ingress under the tiles (under the units) is pretty much nil. Finally, it also means that if you have any white goods that fail under the work surface, they can just be slid out, rather than having to remove what could be long an heavy lump of marble or granite to get them out. HI Nick. Yes you're right Shahina did write that about French doors. I was stuck on the bi-folds in to the Hallway looking slightly cumbersome. I'm was sure that somebody wrote about fire doors, but I can't see it, maybe it was a different post ( i read a lot ). Best to check with the local building control department as I believe your property is a top floor flat ( if the hallways leads to the stairs ), therefore, I think there are regulations that might need adhering to. This comes from an article at :- Arma.Org.UK " Replacement or removal of internal flat doors and internal layout alterations; Like flat entrance doors, certain doors inside your flat i.e. the kitchen door, or if you live in a maisonette all the doors between a room and your staircase, are also fire doors. Their purpose is to prevent a fire from spreading from the room it started within, to another room and to stop the fire and smoke preventing you from leaving your flat. As such if you want to remove or replace any internal doors or alter the layout of your flat in any way, you must attain building control and [the Landlords], so we can ensure that the work you want to carry out won’t prevent you being able to escape if a fire starts in your home. If the work you plan to do includes any work which will involve knocking or drilling a hole in any wall, floor or ceiling i.e. to install a flue or run any cabling, we also need to ensure that the integrity of the wall, floor or ceiling is reinstated. So in the event of a fire, in your flat, your neighbours or the communal area, that the fire and smoke aren’t able to pass through the hole into another part of the building. " The above may change what you can and can't have. The whole point of the false wall for the pocket door was that it was hidden inside the kitchen and therefore would not change the facade of the Hallway. Putting the false wall in the Hallway wouldn't work well in your property as it has period features all round. I put in the french doors that may or may not work and went with this as an alternative plan. Although you don't get the average 'walk room' of 1m around the little island ( you get around 80cm), the island is on wheels and contains two stools, so it's very versatile. I had in mind something like this, although i have seen albeit far more stylish ones available, just didn't have that much time to go googling! The washing machine is under the drainer of the sink. This gives you the impression of a more spacious kitchen as without the butchers block on wheels the space between surfaces is around 1.8m
