Comments (1)Most architect firms are a one stop shop. They will design and handle the planning application. If the previous owners were given planning permission for a 2 storey it would have expired 2 years after it was given, so you will have to reapply. But it is alomost guaranteed you will also be given the same permission if you reapply. I do recommend using an architect firm because you will need to update the drawings depending on what the previous owners actually built. If the walls you are planning on knocking through are load bearing you will need structural calculations for the metal beams that will go in. If you get planning permission you will also have to apply for Building Regs. An architect will take care of all that for you. There is no fixed fee for architects you could get all that done for as little as £2k or as much as £10k.
