Single storey bungalow extension

Hi all,

I am currently hunting for an bungalow. I've come across a single storey bungalow which needs a lot of work doing. The property has 3 bedrooms - one of them is converted from a garage, one family bathroom, living and separate kitchen. I've attached the floor plan and few images and was wondering how can this be remodelled into a 'glass bungalow' and at what cost and if it's really worth it!

Plan 1

Open plan kitchen + living room

Extension - At the rear and side as well if possible.

Add ensuite in the main room

Possibility of having high ceiling to make it look more light and airy.

Jonathan's plan is excellent.

You can't have an En-Suite in the Master bedroom it's not near enough to any drainage, unless you have a major knock about, which Is why, I presume that Jonathan has moved the En-suite to the other bedroom and then created another bathroom and bedroom on the left hand side.

However, I would also point out, that the floors would need to be dug up a long way to allow for sink and washing machine waste, and the drop from the other side of the house is maybe not going to be achievable, thus meaning that you can't move the kitchen to the right....................All depends on the drains as usual.

The garden is only 40ft long, so any extension would eat in to that quickly.

Unless you want to pretty much change most of the inside, create a new hallway, move the front door, change 2 bedrooms and both bathrooms plus a kitchen, I don't think this is the one for you.

I would probably try to get one on a larger plot, because the foot print is fast approaching too large for the plot on this one.

I can’t see any room to extend at the side but you could probably go backwards

Hi Jonathan,

Thanks for your comment. I meant I would like to knock down the wall between kitchen and living area to have a open plan theme and extend this area by putting an extension in garden. I would keep the rooms as they are as per the original layout but have the ensuite in master bedroom. Also, how can I achieve higher ceiling in the kitchen and living room area?

Most architect firms are a one stop shop. They will design and handle the planning application. If the previous owners were given planning permission for a 2 storey it would have expired 2 years after it was given, so you will have to reapply. But it is alomost guaranteed you will also be given the same permission if you reapply. I do recommend using an architect firm because you will need to update the drawings depending on what the previous owners actually built. If the walls you are planning on knocking through are load bearing you will need structural calculations for the metal beams that will go in. If you get planning permission you will also have to apply for Building Regs. An architect will take care of all that for you. There is no fixed fee for architects you could get all that done for as little as £2k or as much as £10k. It depends on which architect you use and how many services you buy off them.

It is worth getting a CCTV drain survey before any extension building to avoid any issues in the future. We found DASA before starting our building work and I could not recommend them more.

In my opinion the position of drains affects the cost of alterations not the possibility. Certainly a cavity under a wood floor would make this alteration a lot easier. And it is easier to add a sink and dishwasher some distance from the soil pipe than a WC.

As far as garden size you might consider if the reduced garden is OK for this type of property. Generally speaking bungalow dwellers don’t want rolling acres and although reduced in size this may still be bigger than gardens in brand new homes.

When I looked at your pics I thought the right size house is on the plot and actually since there are no high buildings around and it’s southish facing it’s a nice property with sun exactly where you want it on the living space.
If this was an apartment in a city it would certainly be considered fabulous. Knocking through kitchen to living and new windows allowing greater connection to the garden would give a much nicer property. Those costs would I imagine be predictable beforehand so no nasty unexpected spiralling costs, but of roughly the same size it is now. And from questions I’ve asked in the past I don’t think it will be cost effective trying to open the ceiling up. Much as yes a vaulted ceiling and one of my favourite things a mezzanine would be fab, I think the whole roof will have to come off and be put back on again.

Your garden doesnt really have much room to extend, unless you are happy to just be left a very small patio area, with not much grass? I dont think it would be good idea to extend, but it could be remodeled inside to change the layout. Removing the wall between the back kitchen and reception room would give you an open plan living space and you could add full length glass doors onto the garden which would make the room lovely and light.

If you fit the entrance door from the hallway into the new open space with a glass door, or just left the door open, then it would also allow a lot of light into the hallway making that much brighter too.

You also have the possibility, of being able to see right out to the garden while standing at the front door of your house -which to me is really good!! We are in a bungalow and planning that too.
